The Space:

The Sunny Studio is a clean, private stay inside the newly renovated Columbus Hotel, designed for guests who want Middletown to feel easy, bright, and well handled.

Now under new management, the hotel is being steadily elevated with renewed attention to room readiness, cleanliness, communication, and a smoother guest experience.



Inside, you have a queen bed, a clean private bathroom, and a practical layout that gives you more function than a standard hotel room. The room’s brighter feel makes it especially inviting for guests who want a simple downtown base that still feels composed.



All rooms are set up with longer stays in mind, including a convection cooktop, full-size refrigerator, sink, kitchenware, cookware, dedicated workstation, and Smart TV. That means you can keep groceries, prepare simple meals, work from the room, and settle into a more comfortable rhythm.



The Sunny Studio works well for solo travelers, couples, work trips, visiting family, local events, Touro-related stays, Garnet Health visits, Paramount Theatre plans, and guests who need a practical place for more than a night or two.



You’ll check in with a smart lock, use shared laundry in the building with easy card payment, and park in the private lot across the street on a first-come, first-served basis.



This is a downtown, multi-suite hotel

building. Expect urban convenience, nearby dining, normal city activity, hallway sound, and guests coming and going.



Weekly and monthly stays are welcome, available, and ideal.



Guest Access:

Guests have private access to their suite through smart-lock self check-in. There is a smart lock at the main ground-level building entrance and a separate smart lock on each suite door.



Check-in instructions are sent on the day of arrival through Airbnb messages. Access codes are never posted publicly.



Check-in begins at 4:00 PM and checkout is by 10:00 AM. Early check-in may be available when approved in writing. Late checkout may be available for a fee and must be requested at least 12 hours before checkout.



Free parking is available in the private lot across the street on a first-come, first-served basis. One standard-size vehicle per reservation is preferred. Oversized vehicles are not permitted in the lot.



Shared laundry is available in the building with easy card payment. Please do not run laundry during quiet hours.



Guests may use the small shared exterior sitting area on a first-come, first-served basis.



There is no elevator in the building, and stairs are required.

The Columbus Hotel places you in downtown Middletown, close to the practical rhythm of the city: local restaurants, cafés, breweries, shops, errands, and everyday essentials.



This is not a remote retreat. It is a practical, well-placed downtown base for guests who want Middletown, Orange County, and the surrounding Hudson Valley within easy reach.



Clemson Bros Brewery is a short walk down Cottage Street, and Oak & Reed, the Paramount Theatre, Touro, and Garnet Health are all convenient local anchors for guests visiting the area. Regional draws like Woodbury Common, Galleria at Crystal Run, LEGOLAND New York, West Point, the Orange Heritage Trail, and Bear Mountain are also within reach by car.



The neighborhood has a safe, working downtown and residential feel.



Guests who value convenience, private parking, self check-in, and easy access to food, school, medical visits, shopping, and local events tend to be the best fit.



Getting Around:

A car or rideshare is the easiest way to move around Middletown and the wider Orange County area.



Free parking is available in our large private lot behind the building on a first-come, first-served basis. One standard-size vehicle per reservation is preferred.



Clemson Bros Brewery and several downtown stops are close by, while larger shopping, medical, school, family, and regional attractions are best reached by car or rideshare.



Middletown does have regional train and local transit options, but most guests will find driving or rideshare more convenient, especially for Garnet Health, Woodbury Common, Galleria at Crystal Run, LEGOLAND, West Point, Bear Mountain, and other Orange County destinations.



Other Things to Note:

This suite is inside the Columbus Hotel at 52 Cottage, a downtown, multi-suite property with private rooms, shared building access, and a convenient city setting.



The experience is urban and practical rather than secluded. You may hear normal city activity, hallway movement, stairs, and other guests coming and going. The restaurant downstairs adds convenience, though this remains a downtown building with a normal city rhythm.



Only registered guests are permitted on the property. No visitors, parties, events, gatherings, or commercial shoots are allowed.



Quiet hours are from 8:00 PM to 8:00 AM. Please be considerate of other guests in the building.



No pets are allowed. No smoking, vaping, or cannabis use is allowed anywhere inside the building, suites, hallways, or common areas. Violations may result in cancellation, removal from the property, additional fees, and smoke remediation charges.



Exterior and common-area security cameras are in place for guest and property safety. There are no cameras inside any suite and no noise monitors inside the rooms.



A Pack ’n Play with crib sheet set is available upon request.
