By booking, you agree to all of the following house rules:

*All guests are required to sign a rental agreement before receiving check-in instructions. Cancellation policies apply.

1. Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building. There is a $1000 fine if discovered.

2. Parties are not allowed in this property, including loud music. There is a fee of $1000 if a party is discovered or if a neighbor complains about excessive noise. Quiet Hours: 10pm - 8am.

3. Pets must be disclosed and approved in advance. There is an extra one-time fee per pet per stay. The extra cleaning fee per pet is based on the number of nights of your stay: 1-5 nights: $35; 6-14 nights: $ 100, 15-28 nights: $200; 29+ nights: $300. If discovered afterwards, this fee doubles. Pets MUST BE ON A LEASH at all times when outside. There is a 2 pet maximum and only cats/dogs are allowed. We accept service dogs but they must never be alone in the apartment. Service dogs must be with the person they are assisting at all times.

4. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheet/towels

5. A lost, missing, or damaged key, fob, or parking permit/transponder has a replacement cost of $250 each.

6. Late check-out is $35 per hour. Subject to approval and must be notified in advance.

7. Early check-in before 4pm is $35 per hour. We will let you know when the unit is ready for early check-in on the day of check-in.

8. You will be charged for any missing or damaged items.

9. There is a $50 fee per guest per night for undeclared guests over the capacity on the listing.

10. Any cleaning issues must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.

11. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve delivered mail.

12. Respectful and friendly vocabulary is required by both parties. Your reservation will be canceled with no refund if you use profanity or threaten any of our staff.

13. You are booking with a valid government-issued ID and are not engaging in fraud or identity theft.

14. There is 1 security camera pointing at the door entrance and 1 Minut decibel and smoke detection device (doesn't record conversations) in the living room/kitchen. Blocking or disconnecting either device will lead to immediate termination of your stay with no refund.

15. By booking you agree to not hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas.

16. There is a $150 fee for damaging or losing the kitchen counter sign or bathroom sign.

17. There is a $250 fee for violating valet trash rules.

18. If the Ring camera battery or smart lock battery is at 30% or below, the guest can not refuse management to enter the unit and swap out the battery.

19. Weapons of any kind are not allowed in or around the property

20. If the parking pass is lost, there is a $150 fee


21. Unauthorized guests are not allowed to loiter on the premises of the property. Any reports of guests doing so is an immediate cancellation with no refund and a ban across all platforms
