4.8 stars rating. Our party of 10 thoroughly enjoyed everything this property had to offer for our extended family and friends getaway. The Great: the host was friendly and very responsive; the grounds were beautiful, quiet and clean; the pool was clean, the temp perfect, and of top notch quality; the interior spaces were spacious and comfortable, the kitchen appliances were top notch for the chefs we brought with us; and the sheets and towels were of great quality. Our suggestions: although we were prepared for a 200 yr-old, historical designated house and all that entails, we would have loved upgrades to the master bathroom and bathroom near the Boar’s Head room. We also suggest adding a coffee pot in the kitchen and ensuring the light bulbs in the Christmas string lights in the garden and in bedrooms are in working condition before each rental.Finally, be prepared to have a car while staying in Mattituck if you want to travel to other parts of Long Island. Mattituck is beautiful and ideal for relaxing, wine tasting, farmer’s markets and pristine, quiet beaches. But you will need a car to get to the South Fork and be prepared for the long drives.

2024 Hampton Family Vacation

The grounds were stunning. The house with its historical value was fascinating. We loved the area, and the kids had a great time in the pool and game room. The kitchen was great for gathering all the adults and grandkids. The host was quick to respond and very communicative. We strongly recommend it.

Perfect Gathering

We are 5 siblings who live all over the place, so we get together twice a year to spend time with one another and our nonagenarian mother. This was the perfect spot! The bedrooms each had their own unique style and no one felt like they were short-changed. Both the kitchen and parlor were comfortable for our group and the nieces and nephews that stopped by with their kids, too. Using the hot tub and fireplaces on cool autumn nights was lovely. Kim was thoughtful with her notes and things were all well-stocked and well-labeled. We ordered food from the variety of menus she provided (all great recommendations) though we plan to cook next time.

Amazing long weekend!

We had an amazing weekend enjoying this wonderful house. My kids loved the heated pool and hot tub! Sitting on the porch in the morning while drinking coffee was my favorite. My husband was also obsessed with the tree in the back yard! It was very clean, and Kim and her team were awesome to work with! We look forward to coming back for future stays!

This house is BEAUTIFUL!

This house was the perfect house to stay at for my sisters bachelorette party! It was super clean and the owners are very organized. The boarding pass helped with everything we needed to know during our stay, from check in until we checked out, making our stay stress free. All the girls that stayed with us could not get over how nice the house is! Thank you so much for having us! We can’t wait to come back when the weather is nicer to make use of the beautiful pool!

Great for girls’ winery weekend

Kim & team were great hosts. Very responsive and accommodating. Rented Breakwater Estate for a quick girls’ weekend at the end of September. Although we had rainy weather for the majority of our time there, the house and surrounding area provided more than enough to do to distract us from the cold and cloudy days! Would stay here again in a heartbeat if the opportunity arises.

Family reunion-Breakwater

What a perfect home for our family reunion vacation! My 3 children, their families and I were very comfortable in this beautiful well appointed house. Everything that you need to live is provided, from the overstocked kitchen to towels and linens and outdoor toys and seating. The outdoor pool is absolutely beautiful and the surrounding property provides places for kids to play. The house provides various areas to relax in and my family enjoyed the back porch area each afternoon as a place to gather. Thank you Kim for making it very easy to checkin, checkout, and answer all my questions.

Fabulous Luxurious house and Property

Breakwater Estate is beautiful and luxuriously appointed. Everything that we could possibly need was provided. The grounds and pool are spectacular. The location was perfect, close to Great Peconic Bay and Long Island Sound beaches. The furnishings are lovely and our entire experience was luxurious. The owners were available and helpful. The home was a wonderful setting for our celebration of family milestones. We look forward to returning to Breakwater Estate.

Great family spring break trip

We traveled out to Mattituck for spring break with two other families - six adults and five children (ages 2-5) - and had a wonderful stay at Breakwater Estate! The house/property is beautiful and well-designed. It is also spacious, and was particularly well-laid out for our three families, with each getting our own "wing"/space upstairs. Downstairs has multiple living rooms - allowing us all to congregate together or let the kids play to themselves while the adults enjoyed some (relatively, brief) quiet time. We spent a ton of time in the wonderful kitchen - gathered around both the island and the amazing (and amazingly large) banquette. Despite being there in the off-season, we were able to make great use of the backyard as well - enjoying the hot tub, grilling out, and making smores in the fire pit. The location of the house is fantastic - we were able to bike/scoot down to the beach in 10 minutes or so, and it was an easy drive to Greenport/Orient Point, as well as all the surrounding wineries. Finally - the rental experience was super smooth. Kim, the property manager, was proactive in reaching out to us with info on the house and area, and was extremely helpful throughout our stay. We had an unforeseen request/need mid-stay, and Kim was super responsive and accommodating. This property has our highest recommendation! We can't wait to return in the future!

North Fork luxury

It really felt like we were staying with friends - the host was so informative, helpful and welcoming. They thought of every detail in this house and made it possible for guests to really kick back and relax. What a great treat in wine country! We went in the fall for wineries and the location is perfect to get to most wineries within 20 minutes. We would love to go back to experience a different season :-) This is a must stay

Beautiful historic home with lots of modern amenities!

The house and property are amazing! Spacious, beautifully decorated, very family friendly. Pool is great for kids and adults. Seating area in the kitchen is HUGE and all 12 of us could fit comfortably. Only minor downside is a shortage of cable TV access as some grandchildren were disappointed that they couldn't watch the Mets except on laptops! Overall a great place for a family long weekend!

Memorial weekend 2021

We had an amazing stay! The house was the perfect size. Tons of indoor space for when it rained and an awesome outdoor space for bbqing and hanging out by the pool. We already cannot wait to go back.

Historic Gem

Breakwater Estate is a true gem. It's a well kept, perfectly designed and renovated, gorgeous house. Entire house was spotless and despite being very large, it was very cozy. We had an amazing dinner with the private chef and event planning team that Kim works with and overall, our group of friends had a blast in this house. The historic element of the house was the perfect setting for Halloween. Thank you for all your help and promptness Kim!
