Summary:
Relax with the whole family at the peaceful Cotton Court located just outside of Lubbock. Only 7 miles to Texas Tech so you can enjoy country living but be close to everything the city has to offer. The Cotton Court property can sleep 6 guests with a king and two queen beds. This house features fast wifi, a fully-stocked kitchen for all your cooking needs, new mattresses, and plenty of parking space. With a quick drive into town you can explore all the restaurants entertainment and events Lubbock has to offer.

The Space:
Both bedrooms feature new furniture with the most comfortable mattresses you will sleep on while traveling. The master contains a king size bed while the other has two queen beds. Each bedroom has new comfortable pillows and linens that match the room's decor as well bedroom lamps and sturdy nightstands.

The living room features plenty of seating with comfy new couches that also allows for an additional place for a guest to sleep. This area has a 55-inch Roku enabled TV with Netflix and local channels already set up for guests to use. You're welcome to download any other channels and use your own logins to watch whatever you like as well as use the screen mirroring function to mirror from tablets and laptops.

The kitchen is stocked with everything you need to cook your own meals during your stay. The dining table is located right next to the kitchen with plenty of seating. Near the kitchen is a workspace for any business needs while traveling with outlets close by.

The bathrooms are clean updated and stocked with all the linens and toiletries one might need throughout their stay. Miscellaneous items are stored in the cabinet space under the sink. Shampoo and body wash is provided in each of the bathrooms.

**There is not a washer and dryer at this property but there are plenty of laundromats to choose from in the city.**

This property is NOT pet friendly. Please plan on leaving your furry friends at home. No exceptions will be made for this.

The backyard is large and has a short concrete fence to enjoy the West Texas sunsets. A grill is also provided but please clean it after use.

The entire house is available for guest use but is connected to a locked home office that is not accessible. You will not be interrupted by anyone using this office during your stay.

We look forward to hosting you at Cotton Court! We do require an electronic rental agreement to book this property. If you have any questions don't hesitate to reach out. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents.

For the safety and security of our guests, there are cameras overlooking the front and back entry doors that record with motion.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy due to the owner's severe allergies and a fee of $250 will be automatically applied if you are caught in violation of this.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:
The entire guest rental area is available for guest use with the exception of the locked cleaning closet, but is connected to the remainder of the house used as a home office. There will be no interruptions by anyone from the home office during your stay.

The Neighborhood:
This home is just south of Woodrow off of I-27 adjacent to a cotton field. There are no neighbors close by!

Getting Around:
I-27 and the Loop in Lubbock will get you anywhere you need to go. Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services.

Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay, and the new owner chooses not to honor future reservations, we reserve the right to cancel your booking. In such cases, you will receive a full refund of any payments made, but we will not be held responsible for securing alternate accommodations or covering any associated costs.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

By confirming your reservation, you acknowledge and accept these terms.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
