Summary: Treat yourself to a wonderful stay at this 4-bedroom 2 bath home in a well-established and safe neighborhood. This location is perfect for small and large groups alike. This house features four new bed sets high quality couches a 65 TV with Netflix access in the living room and a 55-inch TV in the master bedroom. Fast Wi-Fi a fully stocked kitchen for all your cooking needs and the best new mattresses will ensure you have a comfortable and enjoyable stay!
The Space: Each of the four bedrooms feature new furniture with down alternative pillows and the most comfortable mattresses you will sleep on while traveling. The first bedroom has a queen bed and a 55-inch Roku enabled TV. The remaining bedrooms have queen beds. Each bedroom has new comfortable pillows and linens that match the room's decor as well USB bedroom lamps and sturdy nightstands.
The living room features plenty of seating with comfy new couches that also allows for an additional place for a guest to sleep. This area has a 55-inch Roku enabled TV with Netflix and local channels already setup for guests to use. You're welcome to download any other channels and use your own logins to watch whatever you like as well as use the screen mirroring function to mirror from tablets and laptops.
The kitchen is stocked with everything you need to cook your own meals during your stay and the laundry area is located just off the kitchen. Near the kitchen is a workspace for any business needs while traveling.
The dining area has an 8-foot table with enough seating for guests and friends to stop by.
The bathrooms are clean updated and stocked with all the linens and toiletries one might need throughout their stay. The hair dryer is mounted on the wall and other miscellaneous items are stored in the cabinet space under the sink. Shampoo and body wash is provided in each of the bathrooms.
The backyard is large fenced in and includes plenty of room to enjoy the West Texas sunsets. Parking in the front has plenty of space for 2-3 vehicles and the garage is accessible if needed. There is always free parking available on the street. This property is located in a quiet neighborhood.
A rental agreement is required to book our property. We look forward to hosting you at Caprock Courtside! You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. If you have any questions, don't hesitate to reach out.
Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.
**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**
Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.
This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has terrible allergies and a fee of $250 will be automatically applied if you are caught in violation of this.
We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short stay. Long-term stays will need to replenish latter items at their own expense.
Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access: All areas of the house are available to guests with the exception of any locked cleaner's closets.
The Neighborhood: Caprock Courtside is located 2 blocks east of Quaker Ave in a safe, well-established neighborhood located 3.5 miles Southwest of Texas Tech University and one block from a local school with park amenities. Very easy access to shopping (supermarket is 1 mile away), dining, and entertainment. This home is a 5 minute drive to the west side of TTU campus.
Getting Around: The house is close to Loop 289, Quaker Avenue, and the interstate, making it a very convenient location for getting around the city.
Other than Uber, Lubbock has poor transportation options, so it is recommended that you have a vehicle. Depending on your plans, you may be able to get by without a vehicle - let us know and we can help you decide!

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee.
Host-Initiated Cancellation Policy While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.
In the event that we must cancel your reservation, the following terms apply:
Full Refund: Guests will receive a 100% refund of any payments made toward the reservation. No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses. Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates. Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals. Sale of Property: In the event the property is sold prior to your scheduled stay, and the new owner chooses not to honor future reservations, we reserve the right to cancel your booking. In such cases, you will receive a full refund of any payments made, but we will not be held responsible for securing alternate accommodations or covering any associated costs. Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

Check-in information, including the keypad code, will be sent the day before your check-in date as long as the agreement has been signed. We reserve the right to decline any alteration request.
There are exterior cameras overlooking the front and back doors that record with motion.
House Rules: - No pets! - No house parties. Unauthorized parties will result in an immediate $500 fine plus damages. - No smoking inside the property. - No excessive volume that would disturb the neighbors. - Clean up after yourself. This includes all dishes and food items. - If you break something, message us and let us know immediately.
Interaction with Guests: Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
