The Mariana Butte clubhouse also has an onsite restaurant and bar, making it easy to grab a meal or drink just steps from your door. Whether you’re here to golf, hike, visit family or friends, tour breweries, attend CSU events, or simply relax with a view, this suite fits the trip.

Note: This is a fully private basement apartment. Guests enter through the garage. Friendly, semi-retired owners live upstairs. The only shared spaces are the garage entry and the backyard. The owners may be outside during your stay, but they are completely respectful of your privacy. If you need anything, they’re happy to help, but otherwise you can enjoy the space entirely on your own.

While we understand that life happens, as a small business we aren’t able to make exceptions to the cancellation policy that was agreed to at the time of booking. We strongly encourage all guests to purchase travel insurance for added protection and peace of mind in case something unexpected comes up before or during your trip.
Severe weather and natural event policies: Our home is located in Northern Colorado at the base of the foothills, where weather and natural conditions can change quickly. Seasonal events such as wildfires and wildfire smoke, red-flag fire conditions, winter storms and blizzards, icy roads, heavy rain, hail, and occasional flooding in the region should be anticipated. We highly recommend travel insurance to cover weather-related disruptions. If severe weather or a natural event is expected to affect your travels and you choose to cancel, we will gladly provide any documentation you need for your travel insurance claim. If you booked through a platform, we will follow that platform’s cancellation and refund policies. For direct bookings, the following applies: if the property becomes uninhabitable due to a declared disaster, mandatory evacuations, utility shutoffs tied to an emergency, or an official government travel prohibition for our area, we will issue a refund minus applicable card processing fees or offer a credit toward a future stay. Otherwise, the cancellation policy in place at the time of booking remains in effect.
Wildlife and pests: We maintain regular pest control and the suite has well-sealed entry points, but this is foothills and golf-course wildlife country. You may occasionally see insects and small critters, and it’s common to spot deer, elk, rabbits, coyotes, foxes, or other local wildlife outdoors. Please enjoy wildlife from a distance, do not feed or approach animals, and keep doors closed so they don’t wander inside. If you notice anything that needs attention, message us and we’ll take care of it quickly.
Smoke and fire safety: Because of Colorado’s dry climate and wildfire season, open flames are not permitted during local fire restrictions. Smoking is not allowed anywhere on the premises. Please also do not use candles or incense indoors. These rules help protect guests, the home, and our surrounding community.
Pets and allergies: Due to the owner’s severe allergies, no pets are allowed anywhere on the property, including service animals. We appreciate your understanding, as this allows us to keep the space safe and comfortable for everyone.
Child suitability: Our property is not recommended for children under the age of 12. The suite and outdoor areas are designed primarily for adults, and there are features and surroundings that may not be ideal for younger children.
Outdoor areas and rentals: Guests are welcome to walk around the property and enjoy the outdoor seating and dining spaces. We also offer bike, paddleboard, and golf club rentals for an additional fee. If you’re interested, let us know in advance and we’ll share current availability and pricing.
Privacy and shared spaces: This is a completely private unit in the basement of the owner’s home. Guests enter through the garage. The only shared areas are the garage entry and the backyard, where you may see the owners from time to time. They will always be respectful of your privacy, and we ask the same in return. If you need anything during your stay, we’re happy to help, but otherwise you can enjoy the suite entirely on your own.
