The Space

Welcome to the Rock Roll River House. Drive up the long, private driveway, which has room for plenty of cars and features a basketball hoop. The front exterior of the home offers a cozy porch with seating. Step inside and you ll be greeted by a stylish pool table, setting the tone for endless fun and friendly competition. Next to it, you ll find a sleek bar area, perfect for crafting your favorite cocktails. Head upstairs to the heart of the home a modern kitchen stocked with top-of-the-line appliances, ready for your culinary adventures. Just steps away, the spacious living room invites you to unwind on a comfortable sectional sofa, ideal for movie nights or relaxed conversations. From the living room, you ll access a screened patio, where you'll find a comfortable seating area centered around a firepit ideal for evenings under the stars. Enjoy outdoor dining at the table equipped with a TV, creating the perfect space for meals, entertainment, and making memories. Two bedrooms are conveniently located on this level. One offers a balcony with views of the river, and access to the backyard. Travel up to the third level (loft style) and find bunk beds, a designated work space, and a sitting area surrounded by windows- the perfect place for reading.

This house is the ultimate blend of style, and comfort, designed to keep the good times rolling!

Amenities per Floor:

1st Floor: Offers a lounge area with a pool table, bar with smart tv, one full bathroom, and a staircase leading to the main floor. Also provides access to the backyard.

2nd Floor: Kitchen, living room + access to a screened patio with a tv, firepit and seating, a full bathroom, two bedrooms - one of which offers a work desk, balcony + staircase leading to the backyard patio area.

3rd Floor: Loft style bedroom + designated work space.

♛ All bedrooms provide a generously sized retreat, with calm accents and premium bedding.

House Rules
Check-in time: 4:00 PM
Check-out time: 10:00 AM

**All guests must sign our rental agreement as mandated by Florida Law.**

-The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours (3 days) before arrival.
-An accurate guest count must be provided.
-No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction.
-Quiet time is from 10:00 PM - 8:00 AM
-This property is equipped with security cameras on the outside of the property. These cameras are used during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside the property.

Starter Supplies:
We provide trash bags, paper towels, toilet paper, detergent, and bathroom amenities to accommodate this home s maximum occupancy for the first three days of your stay.

Same-Day Bookings:
Same-day bookings require approval from the company. We will ask you to provide information on your group and the purpose of your stay. If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account, or we will not be able to honor your reservation. Same-day reservations will not be accepted after 2:00 PM. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00 PM.

Pet Policy:
This property is dog-friendly with an additional $250 fee per pet. Please let us know if you will be bringing your dog. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our pet policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).

Baby Bundle:
If you have little ones, we offer: Pack n Play with a thicker mattress a high chair for $65 per stay. Please make your request at the time of booking or 24 hours prior to your arrival.

Property Care Instructions: Treat this Home Like Your Own.

- Any/all outdoor umbrella(s) must be placed in the closed position when not in use, and at the time of check-out. This must be done in order to prevent breakage due to weather conditions. Failure to comply will result in an additional charge.
- Please ensure that the grill is covered when not in use. This helps to maintain the grill s condition for future guests. Failure to comply may result in a cleaning or maintenance fee.
-Check-in details, including property information, local recommendations and more to be accessed via our Guest Experience app. This can be accessed via the app store download, or web link.

Overall not a bad house to stay at. It looks the way it does in the photos for the most part. My only complaint was the condition of pretty much all of the furniture. Every chair, couch, and bed was very used and in poor shape. The cooking equipment was in very poor shape as well and made cooking anything at the house rather difficult. Past that it was good. Communication was good

Although the check-in process was very easy, there were many issues with this property. A few of which were corrected by the property management while we were there (ex. the coffee machine didn’t work and a new one was delivered the day after I reported it). The place wasn’t cleaned very well (cigarette butts left on balcony, floors were dirty, etc.), 2 of the 3 tvs we tried didn’t work, and the grill was not checked/cleaned/closed after the previous renters. Lastly, serval pieces of furniture were just "worn out" (ex. the sectional couch on main floor was so worn you hit wood when you sat on it). The place has potential, but needs attention.

We had a great time spending Thanksgiving at the Rock & Roll Riverhouse! The property was clean, spacious and entertaining for our kids. We had 7 adults and 2 kids and had enough room for us all. It was a great location and was an easy drive into Louisville.
