Set on the first floor of a modern residential building, this pleasant and thoughtfully arranged flat offers plenty of natural light and a clean, contemporary atmosphere. Its open-plan design brings the kitchen, dining and living areas together, creating a sociable space for cooking, sharing meals and relaxing after a day in London.

Ideal for short breaks, business trips, family visits and longer stays, the apartment combines a comfortable home environment with exceptionally convenient rail connections.

- Living Area: The bright open-plan living area offers a comfortable place to relax, chat or enjoy a quiet evening at home. The sofa converts into an additional bed, allowing the apartment to accommodate up to six guests.

Please note that the sofa bed is available upon request only. As it requires an additional set of linen, an extra fee applies. If you would like to use it, please let us know before your arrival.

- Dining Area: Positioned behind the sofa within the kitchen area, the dining space keeps meals at the heart of the apartment. It is a pleasant setting for morning coffee, family breakfasts, shared dinners or planning the next day’s adventures.

- Kitchen: The modern kitchen forms part of the open-plan living space and features a clean contemporary finish with high-quality fittings. Its sociable layout allows guests to prepare meals without feeling separated from the rest of the group.

- Bedroom 1: A bright and comfortable bedroom with a double bed and plenty of natural light. It offers a restful private space for a couple or two guests to unwind at the end of the day.

- Bedroom 2: The second well-proportioned bedroom also features a double bed and a light, calming atmosphere. It works equally well for another couple, friends, colleagues or family members.

- Bathroom: The sleek contemporary bathroom includes a shower cabin and a fresh modern design, offering a convenient place to refresh before heading out or unwind after a busy day.

Professionally cleaned and carefully prepared before every stay, the flat offers a fresh and welcoming environment from the moment you arrive. With its light-filled rooms, sociable open-plan layout and excellent location beside the station, it provides an enjoyable balance of comfort and convenience.

Important: From time to time, we may need to arrange a viewing of the property during the stay. We will always do our best to notify you in advance and minimise any disruption. We kindly ask guests to be considerate should a viewing be required and appreciate your understanding.

You will have full access to the flat, so please treat it with the same care and respect as you would your own.

Located in Lower Sydenham, the flat offers a practical South London base with everyday amenities, green spaces and sports venues nearby. The neighbourhood feels more relaxed than Central London while still providing exceptionally convenient access to the city by train.

- Waterlink Way and River Pool Linear Park: This local walking and cycling route follows the River Pool through a chain of green spaces towards Catford and beyond. It is a pleasant option for a morning walk, a gentle run or a break from the busier parts of London.
- Beckenham Place Park — a 25-minute walk or short drive: One of the area’s best outdoor destinations, this extensive park offers open lawns, ancient woodland, nature trails and family-friendly spaces. Guests can also discover its swimming lake, playgrounds, BMX and skate facilities, cafés and historic mansion. Activities and lake access may require advance booking.
- The County Ground, Beckenham — 18 minutes on foot: Home to Kent Cricket fixtures and a variety of sporting facilities, the ground includes an indoor cricket school, football pitch, tennis courts and basketball facilities. Guests should check current fixtures and booking arrangements before visiting.
- Crystal Palace Park — around 23 minutes by bus, depending on traffic: A memorable family day out with historic dinosaur sculptures, lakes, a maze, playground, children’s farm and extensive open space. The park is also home to the Crystal Palace National Sports Centre and Athletics Stadium.

- Lower Sydenham Station — around one minute on foot: Served by Southeastern trains towards Central London and Hayes, the station provides quick and convenient connections throughout the day. Oyster and contactless payments can be used for eligible journeys.
- London Bridge — approximately 16–18 minutes by direct train: London Bridge provides easy access to Borough Market, The Shard, Tower Bridge and the South Bank. It is also a major interchange for National Rail, Underground and onward travel across London.
- Lewisham: Trains from Lower Sydenham call at Lewisham, where guests can connect with the DLR for destinations including Greenwich, Canary Wharf and East London.

Check-in & Check-out:

- Confirm arrival time at least 24 hours in advance to ensure a smooth check-in
- Late check-out (available if requested in advance): is £30 per hour (latest possible checkout time is 1 PM)
- Unauthorised late check-out: £50 per hour

House Rules:

- Smoking is strictly prohibited – penalty £500
- Parties are not allowed – any signs of gatherings may result in a £500 fine
- Moving or rearranging furniture is not permitted – penalty £100
- Please be mindful of noise levels, especially in the evenings, to ensure a peaceful environment for neighbors. Noise should be kept to a minimum at all times.
