Bedroom: UK super king bed (180 x 200 cm) with a premium mattress and linens, blackout curtains and a 42-inch smart TV

Kitchen: fully equipped, with Bosch appliances, a gas hob, oven, fridge freezer, dishwasher and filter coffee machine

Bathroom: modern, with a bath and power shower, plus premium towels and toiletries

Laundry: washing machine

Wi-Fi: 500 Mbps, plenty for video calls and 4K streaming

Heating and cooling: central heating throughout, plus two powerful floor fans for warmer days

The Neighborhood:

Hampstead Heath begins by the station, with woodland, meadows and the famous swimming ponds. Climb Parliament Hill for a legally protected panorama that takes in St Paul’s Cathedral and the Shard. Keats House, where the poet wrote “Ode to a Nightingale”, is a short walk away, and Hampstead village’s boutiques, cafés and historic pubs are an easy, if uphill, stroll. The Royal Free Hospital is also nearby, which is handy if you’re visiting someone there or working at the hospital.



Getting Around:

Hampstead Station (Northern Line) is 3 mins walk away.

Hampstead Heath station (London Overground, Mildmay line) is 8 minutes’ walk away. It has direct trains east to Camden Road, Highbury & Islington (change for the Victoria line) and Stratford, and west to Kew Gardens and Richmond. Belsize Park (Northern line) is also within walking distance, with direct trains into central London.



Other Things to Note:

The apartment is on the first floor, up one flight of stairs, with no lift. Worth knowing if you have heavy luggage or limited mobility.



There’s no air conditioning. Two powerful floor fans are provided for warmer days.



This is a residential building, so please keep the surround sound at a considerate volume, especially after [10pm].



The apartment is professionally managed, and we’re on hand throughout your stay if you need anything.



***IMPORTANT NOTICE***



✔Travel cot: We do not set up the travel cot or high chair, and cot bedding/linen is not provided. We only supply the items, and guests are responsible setting up the travel cot and providing their own cot bedding



✔Check-out: By 11am

**If guests delay cleaners at check-out, a charge of £100 per hour applies if not arranged or approved by us in advance



✔Smoking Policy: No smoking is allowed at the property. Please note that any signs of smoking will incur a fee of £300



✔Lost Keys: In the event that a guest loses or fails to return the keys to the apartment at the end of their stay, a replacement fee of £100 will be charged to cover the cost of key replacement and rekeying the locks.



✔Lockout Call-Out Fee: If the guest locks themselves out of the apartment during their stay, a call-out fee of £100 will be charged for the assistance provided to gain entry. This fee covers the cost of the service call and any related expenses.



✔Strictly prohibited to have wild events and large gatherings at this apartment



✔Dishwasher/Washing machine detergent: We provide a washing machine in all our apartments but detergent is not supplied. Dishwashers are in most of our properties but again we do not provide dishwasher tablets



***Penalty or fee will be charged if rule will not follow.



***This is not a serviced apartment meaning it will not be cleaned during your stay (this can be arranged for an extra fee! and amenities such as toilet roll and toiletries will not be replenished once they run out.
