Inside, guests will find two spacious bedrooms, two full bathrooms, and inviting living spaces designed for gathering and relaxation. The fully equipped kitchen provides everything needed for preparing meals, while the open-concept living and dining areas create a welcoming environment for spending time together.

Large windows throughout the home fill the space with natural light and provide beautiful views of the surrounding property. A large elevated walkout deck extends the living space outdoors, offering the perfect setting for morning coffee, outdoor dining, or relaxing after a day on the water.

One of the Residence's signature features is its waterfront entertaining area, where guests can enjoy meals, conversation, and lake views just steps from the shoreline. The dedicated game room provides additional space for recreation and entertainment, making the property ideal for families and groups.

## Waterfront Experience

Guests enjoy access to approximately 200 feet of shared waterfront on beautiful Lake Winnipesaukee, including one dedicated dock slip. Bring your own boat or rent one locally and spend your days exploring the lake's islands, bays, restaurants, and attractions.

Additional dock slips may be available for an additional fee, subject to availability.

The Entertainers Residence is one of several accommodations located within the Bully's Bay Lake Winnipesaukee Mega Retreat. This unique setting allows guests to enjoy the privacy of their own residence while benefiting from the atmosphere and amenities of a larger waterfront compound.

For larger family gatherings, reunions, corporate retreats, or multi-family vacations, additional accommodations may be available within the retreat.

### Seasonal Dock Information

Dock slips are removed seasonally due to changing lake levels and winter conditions. Docks are typically available from approximately May 1 through October 31, weather and lake conditions permitting.

## Important Information & House Rules

• Parking is assigned, with space for approximately 2–4 vehicles, including tandem parking.

• Reservations made more than 11 months in advance require owner approval of rates and availability prior to booking.

• Peak season (June 1 – September 7) requires a seven-night minimum stay with Saturday-to-Saturday bookings.

• This reservation includes one dedicated dock slip. Additional slips may be available for an additional fee.

• Use of docks and waterfront areas is at the sole risk of guests. Life jackets are required while swimming or using the docks. Guests may be required to sign a liability waiver.

• Exterior security cameras are located throughout the property and record video and audio in outdoor common areas.

• Overnight occupancy is limited to the number of guests included in the reservation.

• Pets are permitted only with prior approval. Additional pet fees will apply.

• Events, parties, weddings, and large gatherings are strictly prohibited without prior written approval.

• The primary renter must be at least 30 years of age and must remain present throughout the stay.

• Monthly and extended-stay discounts may be available during select off-season periods.

• Guests must follow all property rules and community regulations during their stay.
