The main living area brings everyone together beneath 14-foot ceilings and clerestory windows, with a big-screen TV, airy lounge seating, and wide indoor-outdoor flow to the pool. Just off the living space, the open-concept kitchen is ready for group dining, with generous prep space, bar seating, and everything needed for coffee before the day starts, catered dinners, or late-night snacks after a festival.
Six bedrooms, each with its own ensuite bathroom, give everyone a private place to reset. Every bedroom also includes a workspace, 65-inch TV, and walk-in marble shower, making the layout especially comfortable for couples, families, and groups who want privacy without losing the shared-house feel. With 6.5 bathrooms total, mornings stay easy even when everyone is getting ready at once.
Outside is where the home really settles into its rhythm. The private pool and spa anchor the backyard, with loungers, umbrellas, and a covered outdoor lounge that keeps the day comfortable from sunup to sunset. - Please be aware that during festivals like Coachella, although the Villas are within walking distance of the polo grounds, road closures and specific access points can extend the walking distance to the festival entrance to approximately 1.4 miles. While some guests choose to walk and walking is possible, we strongly recommend purchasing golf cart services for easier access.
- This home allows pets for a fee. Any undisclosed pets brought in without AvantStay’s approval will result in a $500 fine per pet. Please note that the backyard gates are wide enough for a small dog to get through, so we recommend supervising pets when outdoors.
- Kindly be aware that while the home's backyard has foliage and landscaping designed to ensure privacy from Madison Street, guests may still encounter occasional noise from passing traffic.
- Pool heat is available at this home at an extra cost and needs to be requested at least 48 hours before your stay. Spa Heat is complimentary for guests.
- Pool heat is not available between May 1st and October 1st.
- Our desert pools are heated to a maximum temperature of 86 degrees. Please note that we do not exceed this temperature for pool heating.
- 2 twin rollaway beds with pillows and bedding can be provided upon request and are included as part of your nightly rate.
- The Murphy bed available in our Media room can be prepared ahead of your arrival upon request. Once installed by our local team, the bed is not designed to be moved by guests. You won't be able to raise or lower the bed yourself during your stay.
- Home is fully stocked with a coffee machine, coffee, laundry detergent, indoor and outdoor towels, kitchen cookware, Brita water filter, first-aid kit, hair dryers, and toiletries.
- During the summer months, desert temperatures are extremely high, which may cause the pool temperature to rise as well. Unfortunately, there is nothing we can do to control this.
- A rod iron pool fence w/gate can be requested through concierge. Request requires at least one week in advance to confirm availability with local vendor. Guests should budget approximately $850, depending on pool size and logistics.
- All furniture and household items must remain where placed. If you need to rearrange, please return items afterward or contact our Concierge. Unauthorized movement may result in a reset fee.

By booking any of the available add-ons, the renter understands that they are not affiliated with the property owner, and the guest/renter agrees to release, indemnify, and hold harmless the property owner for any and all claims related to any third-party activities.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
