Large Gatherings: We can accommodate up to 40 guests in collaboration with a neighboring villa—just let us know in advance!
Direct Owner: Enjoy a smooth, hassle-free experience as you are booking directly with the property owner, not an agent.

📜 House Rules
By booking, you acknowledge and agree to the following rules:

1️⃣ Deposit: RM 400 (refundable upon checkout if no damages or excessive mess).
2️⃣ No Pets Allowed: To maintain cleanliness and hygiene.
3️⃣ Parking:

Garage fits 4 cars.
Additional parking available upon request.
Please avoid blocking neighbors.
Provide car plate numbers for security registration and QR access.
4️⃣ Noise Policy:
Quiet hours: 10:00 PM – 7:00 AM.
No external speakers or subwoofers allowed.
RM 200 penalty for noise complaints.
5️⃣ Property Care:
Guests are responsible for any damages or missing items.
Additional charges may apply for stained linens/towels (makeup, blood, wine).
6️⃣ BBQ Usage: Only allowed in the front garden/porch area.
7️⃣ Check-in: From 3:00 PM (key in lockbox – code provided upon arrival).
8️⃣ Check-out: 11:00 AM (late check-out: RM 80 per hour).
9️⃣ Departure Procedure:
Switch off all electrical appliances and lights.
Ensure doors and windows are locked.
