The Private Waterfront Playground includes a protected swimming cove with a front row view of the Colorado Arm of Lake LBJ. The added sheltered cove provides calm water for swimming and keeps boats and jet skis protected from rough traffic and waves. This 1-acre home provides expansive outdoor living spaces and multiple grassy fenced yards for unforgettable days on the lake. This property includes everything you need for the perfect lake getaway: a spacious one-story main house, separate guest casita, pool, spillover spa, rooftop party deck, water slide, diving board, two jet ski hydro lifts, flexible boat tie-up space, lake toys, and a huge fenced yard.

Kitchen and Living Room:



The heart of the home is the spacious, fully equipped kitchen, perfect for cooking, gathering, and entertaining. The dining table seats eight, while the breakfast bar provides seating for four additional guests.



The kitchen features premium appliances, including a Sub-Zero refrigerator and separate freezer, KitchenAid ice maker, electric oven, microwave, large stainless-steel sink, and generous counter space for preparing meals.



Just off the kitchen, the inviting living room offers comfortable seating for the entire group with two large sofas, two plush velvet accent chairs, and a 60-inch Smart TV. It is the perfect place to relax after a full day on Lake LBJ.



Pool and Spa:



Stepping out to the covered patio there are two outdoor couches, dining table and chairs for 6, outdoor BBQ pit and two chaise lounges at the pool edge for soaking up the Texas sunshine.



The pool is approximately 4feet deep and 32 feet long, making it ideal for swimming, relaxing, pool games, and family fun. Guests can enjoy the pool basketball hoop, volleyball net, and open pool area during the day, then unwind in the spa in the evening.



The spillover spa comfortably seats up to 6 guests and offers a relaxing place to enjoy the lake views after a day on the water.



Pool and spa heating may be available with advance notice and must be requested and confirmed before arrival. Fees apply to pool heating



Whether you are watching the kids swim, fishing, enjoying coffee by the water, grilling outside, gathering under the covered patio, or relaxing under the trees, this property gives the guests the full Lake LBJ lifestyle.



Dock and Water Access:



The lakefront setup includes a rooftop party deck, water slide, diving board, two available jet ski hydro lifts for guest use, and a separate wet slip for guest boat tie-up.



Please note: the guest wet slip is not connected directly to the main dock. It is located beside the two available jet ski hydro lifts and provides a designated area for guests to tie-up a boat during their stay.



The retaining wall also includes bumpers and cleats, offering additional flexible tie-up space along the shoreline and convenient access from the water to the grassy yard.



Head down to the private dock, where the upper deck serves as your own waterfront lounge. The docks and lakefront area are accessible from the right side below the pool, offering a shorter route with fewer steps to the water. Relax on the oversized round double chaise, gather around the propane fire feature, dine at the outdoor table with seating for 6, or take in the panoramic views of the Colorado Arm of Lake LBJ.



Overlooking the protected swimming area with a waterslide and expansive fenced yard, this is the perfect spot to watch the kids play, enjoy an evening by the fire, or simply take in the peaceful lakefront setting.



Guests can enjoy swimming, fishing, paddleboarding, floating, and boating directly from the property. The protected cove is approximately 4 ft. deep and offers calmer water, making it an ideal place for swimming and enjoying the lake.



Boathouse and Lake Toys:



At the lower fenced lakeside yard, just steps from the open waters of the Colorado Arm of Lake LBJ, you will find the private boathouse stocked with everything you need for a fun-filled day on the water.



Guests are welcome to enjoy the home’s collection of lake toys and outdoor games including stand-up paddle-boards, floating lily pad, pool floats, water rafts, inflatables & noodles, cornhole, spikeball and badminton.



The boathouse also includes a mini refrigerator for keeping drinks cold, outdoor chairs, cushions for the patio-furniture, hoses for rinsing off after swimming, and a variety of extras to make your time on the lake as convenient and enjoyable as possible.

Guest Access:

Guests will have access to the main house, guest casita, pool, spa, yard, upper rooftop dock, lakefront areas, wet slip, approved WaveRunner hydro lifts, and approved outdoor amenities.



Certain owner storage areas, mechanical areas, or locked spaces may not be available to guests. These areas include the garage and covered boat slips.
