Better Lake Than Never Lake LBJ is a tranquil second-story retreat on the upper Colorado Arm of Lake LBJ in Kingsland. With quick access to open water, this home, in a quiet neighborhood, features a neighborhood boat ramp, community fishing pier and swimming plank, just a short walk away. Enjoy the huge entertainment area underneath, complete with seating areas, a ping pong table, barbeque grill, fire pit, sundeck, and a boat dock for fishing. Whether you are coming to the lake to swim, kayak, ski, fish, or to just enjoy some lake life
you are in for an unforgettable getaway!

The Main Space:
Delightful open concept living space featuring a spacious kitchen, living room, and dining area, with natural lighting. Guests can unwind in the welcoming ambiance created by the large windows and enjoy the serene glimpse of the channel. The living room opens onto an outdoor balcony where you can catch a glimpse of the Colorado River while enjoying your morning coffee or evening sunset.

Ample seating in the living area with a 75” smart TV for making great movie nights and a super comfy sofa that converts to a sleeper to accommodate an additional person.

High-speed internet for streaming your favorite shows, movies, or working remote.

Washer and dryer for guest use.

Kitchen:
A well equipment kitchen with new appliances and all of the necessary extras to prepare memorable meals for family and friends.

Indoor Dining:
The dining table seats 8 with additional seating for 2 on the kitchen island to gather comfortably during meal time.

Sleeping Accommodation:
Master Bedroom - King size bed, smart TV, and en-suite bath with double sinks and walk in shower. Direct access to the upstairs patio allows you to step outside and enjoy a closer view of the water. The convertible sleeper sofa accommodates a child or small teen.

Bedroom 2 – King bed with water views of the channel; Smart TV and connected Jack and Jill Bath.

Bedroom 3 –Twin over full size bunk bed with a pull-out twin trundle; separate twin bunk bed, Smart TV, and connected Jack and Jill Bath. Sleeps a total of 6.

Bathrooms: Bathrooms have been recently renovated. Full bath with double sinks and walk-in shower in the master suite; Jack and Jill full bath with double sinks and walk-in shower; and half bath.

Outdoor Living:
Upper balcony overlooking the channel and offering a glimpse of the Colorado River is accessed from the back door and the master bedroom. Patio table with seating for 6 and counter height seating for 3 offers plenty of space to enjoy meals, relax, or just take in the scenery.

A covered entertainment area under the house with seating, ping pong table, barbeque grill, and fire pit is perfect for any weather. Rain or shine the patio is a great place to hang out and enjoy the day or cozy evenings.

Small enclosed pet area is available for our small, furry guests.

A few steps down into the backyard will give you access to the sundeck, boat dock and channel waterfront. With plenty of fish to be caught off the dock, it's perfect for those who love fishing.

Or take a short walk around the corner to the neighborhood community fishing pier and swimming plank. Drop in a fishing line, swim, float, or kayak. The adventure is endless!

Life vests, swimming floats, and multiple kayaks are available for guest use.

Guests have access to all areas of the house with the exception of the owner's closet in the laundry room and storage closet downstairs.

Parking:
Space for 3-4 cars (depending upon size) can be parked in the driveway. There is space in the grassy area to the left of the driveway for additional parking and/or boat or jet ski trailer. Please, no parking at the neighbors houses.

POA Lakewood Forest Community Amenities:
Neighborhood community boat ramp available for guests to launch their own personal watercraft! Code for lock will be provided upon request.

Gorgeous Lake House Perfect for Families

Our family loved our multi-generational stay at “Better Lake Than Never!” Everyone from seniors down to our 7yo felt right at home and enjoyed the bright & spacious home plus the fun outdoor space. The house was clean and decorated beautifully with comfortable furnishings. Having the kitchen/dining/living rooms for family time together was a blessing. The outdoor games (darts, Connect 4, corn hole) & kayaks (with life jackets) elevated the experience. The owner was very responsive and helpful anytime we reached out with questions or concerns. We definitely recommend this location and thoroughly enjoyed our stay.

Hill Country Riverside Home

Our experoence here was fantastic! Would highly recommend if you have kids. The home layout was perfect for the kids to go to the bottom outdoor level to play games, and to take the noise out of the house. Ed, the owner, was super communicative and great to have your back when any storms came in. Access to kayaks to go from their inlet, to the river, and to the lake were easy to use. The home is well furnished and well stocked. Information is readily availabke from their Welcome Binder. We found it easy to get out of their riverside neoghborhood to stores, restaurarants, boat rental locations, caves, etc.If you're looking for a quiet place tucked away in the Hill Country, then this is it!

Absolutely wonderful!!

We came here with my family for a weekend getaway. The property literally has everything you need. Plenty of towels, blankets, games, etc. Being close to the water and kayaks were a great bonus! It is beautifully decorated. Beds/pillows/sofa all were super comfy. There were 6 adults and we had plenty of room. Wi-Fi was fast which I appreciated since I had to work. Ed was the perfect host communicating before check in with procedures. We had a thunderstorm come through and he made sure to check on us. Much appreciated and will def be back!

Beautiful house!

Couldn’t have had a better stay. Everything was so beautiful and comfortable. There are games downstairs that we loved having. Made it feel like a true vacation. A back porch that looks out at the canal and a fire pit. What more could you want? Can’t wait to stay there again. Very gracious host!

Amazing getaway on the lake.

We had a great time at Better Lake Than Never. We loved lounging around the big sectional watching movies, playing ping pong and darts outside, and fishing from the pier in the neighborhood. When we weren’t at the house, we spent lots of time at Inks Lake and Longhorn Cavern state parks, which are just minutes away. Ed was such a great host - the house has all the amenities you could ask for. I highly recommend staying here if you’re looking for a quiet getaway on the lake in central Texas!

Tip Top

Ed has a sweet spot on a canal right off of Lake LBJ. It was perfect for our family. The house is very nice and clean. He has paddleboards, kayaks and dock to fish and swim from. The neighborhood is nice and safe. It sits just outside of Kingsland, TX and about a 9 minute drive to the HEB and restaurants in town. We really like the open concept of the home and the big deck that overlooks the water. Rest assured, this is a tip top property.
