Summary:
Beach House 2 gives you everything you need to create the perfect beach vacation and then some.

The Space:
Guests will enjoy access to a pickleball court, stand-up paddle boards, fire ring with wooden Adirondack seating, and plenty of beach front on over an acre of land to enjoy as much time on the sand as you can. Guests bringing a boat can enjoy tying off their boat to the massive floating covered deck on the waterfront area. Guests who don’t have a boat can easily rent one from one of the many boat rental companies on the lake and explore all that Lake LBJ has to offer. Even if boating is not your thing, you can relax or swim, paddleboard or kayak at the waterfront area.

Up at the home, the spacious backyard offers multiple options for seating, dining, and relaxing. Wooden Adirondack seating for 6 is available around the firepit, ideal for casual conversation and s’more making under the stars. A patio dining table with seating for 8 means you can choose to take any meal al fresco, accompanied by both a propane and charcoal grill for the barbeque aficionado in your group.

Inside, the plentiful amenities just keep coming! Multiple living areas featuring sofa and armchair seating offer private places for your group to spread out and find their own space, while the open floor plan ensures no one is left out of the action should they want to be. A dining room table with seating for 10 is perfect for any type of meal or an exciting game night, and you’ll never lose sight of the gorgeous outdoor view thanks to the floor-to-ceiling panoramic windows. Should you need additional seating or just want to take a more casual meal, 7 high top barstools can be found just steps away at the bar and kitchen counter.

The kitchen is an absolute dream, with sparkling countertops and striking blue cabinetry. The chef in your crew will be delighted to find an abundance of space with high-end stainless-steel appliances. Whatever type of meal you can imagine can be made here, or if you’re not in the cooking mood, take advantage of the ample counter space to lay out a catered meal.

With all this and more, Beach House 2 will surprise and delight you at every turn!

This home comfortably sleeps 24 guests between 6 private bedrooms.

Bedroom #1 includes a king size bed, patio access, and two ensuite bathrooms with dual vanities and walk-in showers.

Bedroom #2 includes 6 full size beds in bunk format as well as a shuffleboard table.

Bedroom #3 includes a queen size bed and large bay window.

Bedroom #4 includes 1 standalone queen size bed as well as 1 full bed and 1 twin bed in a bunk format.

Bedroom #5 includes 1 standalone twin size bed as well as 1 full bed and 1 twin bed in a bunk format.

Bedroom #6 includes a queen size bed, patio access, and ensuite bathroom with a single vanity and walk-in shower.

The home also includes 2 additional bathrooms: 1 full bathroom with dual vanity and shower/tub combo, and 1 half bathroom.

THINGS TO NOTE:
- 2 sets of Washer and Dryer and 2nd Refrigerator in home.
- Driveway parking for up to 8 vehicles available.
- Boats and jet skis may be tied off the sides of the covered floating deck at the waterfront.
- Chair cushions shown in photos are not available at this time.
- If you are bringing a pet, please note that the pet fee is not included in the total price. An additional flat fee of $150 applies, and a maximum of 5 pets are allowed in the unit. If you have any questions or concerns, please feel free to contact us.

This premier location gives access to all things Kingsland and Burnet County. With the home being directly on the river feeding into Lake Lyndon B. Johnson (Lake LBJ), guests can enjoy activities and water sports right from the property. Venture out to experience the nearby waterfront restaurants or take advantage of the many options for boat rentals available in the area. Other notable locations nearby include Perissos Vineyards which is 15 minutes away with breathtaking views and personal wine tastings, and Legends Golf Course, also 15 minutes away. If you want to venture further, the thriving city of Austin is about 75 minutes away making for an easy day trip to explore a unique urban culture.

Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $100.00 depending on the number of additional hours requested. This home will be stocked with a starter set of consumables such as soaps and paper products. Guests are advised to either bring or purchase additional after arrival.

NOT WHAT WE EXPECTED.

We stayed at this rental as a group of 12 people and 3 dogs, excited for some much-needed time off. While the property had potential, it unfortunately fell short of expectations in several important areas.Pros: The house is spacious and well laid out for a large group.The air conditioning worked well once it was up and running.Cons: The backyard was poorly maintained, with widespread weeds and sharp burrs throughout. These burrs became lodged in our dogs' fur and paws, causing them to limp & whimper in pain. Our kids also suffered from the same, & we had to use tweezers to remove the thorns. The outdoor amenities were in rough condition: the paddle boards, canoes, & seat cushions were worn out, the floating dock had no working lights, and the pickleball court was littered with debris that clearly hadn’t been cleared in a long time.Indoor cleanliness was also an issue. There was a significant bug infestation, particularly around the pendant lights above the kitchen island and on the countertops. Despite cleaning, the bugs kept returning. Many windows were covered in bugs & spider webs, indicating a need for thorough pest control.Basic supplies were lacking. Only one extra roll of paper towels and a single trash bag were provided for a large group, which was far from sufficient. Overall, while the home has space and potential, it is not being properly maintained or accurately represented. If you choose to rent this property, come prepared—with pest control & basic supplies

Perfect for large groups

This property was fantastic. The property was very spacious and great for kids. We had minor issues finding a few items but the property manager was quick to respond. The lake and beach were so fun for games. Highly recommend and would go back.

Great place to gather

Although the weather limited our time outside, we had a good time. Lots of room to play games, put together puzzles, cook for a large group and just relax and enjoy the family. It was nice to have paddle boards, kayaks, pickleball court and plenty of seating available to use. There was plenty of parking. The kitchen tools could use some refreshing, but all in all everything worked. Having 2 sets of washers and dryers made it so convenient to keep ahead of towels. They provided detergent packs. There were life jackets available and various other outdoor toys. The outdoor grills were clean and worked well. We would definitely recommend staying and playing at this home.

Great property with lots of room

Loved our family vacation. It was a bit confusing with our neighbor property who was on our covered deck for half the day Saturday. There was confusion of it being shared. Got it worked out and had a blast with our family.

Great space for a large group

Very accommodating for a large group, very spacious interior with well thought out sleeping spaces. The outdoor area was not as maintained for a premier rental. Furniture, grill, and landscaping could use some love. The dock while nice and spacious was oversold as there was no PWC parking as specified, unless the adjacent dock for the neighbor rental was "shared". Nice sandy beach area enables ease of parking for PWC so this was not an issue, just the pictures did not match the actual.

Great House and Great Location

Wonderful multi-family rental on the Llano River. We really enjoyed hanging out on the dock, the beach and around both fire pits. The kids loved the bunk bed room.
