IMPORTANT DOCKING & LIFT POLICY
You have full access to tie up your standard-sized vessel alongside the private deep-water dock. However, to ensure safety and equipment integrity, the 14,000 lb boat lift is NOT included in the standard reservation. If you require the use of the lift, please message us prior to your stay to discuss availability, vessel compatibility, and the additional setup fee.

RESTRICTED AREAS
The only areas off-limits are a few locked owner`s supply closets used by our cleaning and maintenance staff.

TROPICAL CLIMATE & NATURE
You are in the beautiful Florida Keys. While the home is professionally and regularly treated for pests, it is normal to occasionally see a bug, iguana, or marine life outdoors. Additionally, we do not offer refunds for inclement tropical weather or storms; we highly recommend purchasing travel insurance for your peace of mind.

POOL & DOCK SAFETY
There is no lifeguard on duty. Use of the swimming pool, the private deep-water dock, and the surrounding waterways is entirely at your own risk. Children must be supervised by an adult at all times when outdoors.

BOAT DOCKING & CANAL RESTRICTIONS
• Dock Length vs. Boat Size: While the physical length of the private dock is 72 feet, the canal`s turning radius and narrow width strictly limit the size of watercraft that can safely navigate.
• Allowed Vessels: This dock is optimized exclusively for standard-sized center consoles and recreational boats. Large yachts or oversized vessels cannot turn in the canal and are strictly prohibited.
• Guest Responsibility: Guests are 100% responsible for verifying their boat`s dimensions and maneuverability before booking. We do not offer refunds, cancellation credits, or price adjustments for docking or navigation limitations within the canal system.

STARTER SUPPLIES PROVIDED
We provide a complimentary starter kit of basic essentials (toilet paper, paper towels, trash bags, and basic soaps) to get your vacation going. As a self-catering home, guests are responsible for purchasing any additional supplies needed for the remainder of their stay (the marina and local stores are just minutes away).

ROUTINE PROPERTY CARE
To maintain the high standards of this luxury estate, our professional pool and landscaping teams perform routine weekly maintenance. They will access the exterior areas only and will do their best to be quick and unobtrusive so you can continue enjoying your stay.

PREMIUM POOL HEATING (INCLUDED)
We offer complimentary pool heating! However, you must request this service in advance so we can have the water warm for your arrival.

• Target Temperature & Adjustments: The pool is programmed to maintain a comfortable 86°F (30°C) by default. Let us know your preference—we can adjust the temperature up or down for your comfort, up to a maximum of 95°F (35°C).
• Pool, Not a Spa: Please note this is a full-sized swimming pool. Even at its maximum setting of 95°F, it is exceptionally warm for swimming but is not designed to reach hot tub/jacuzzi temperatures (100°F+).
• Weather Limitations: While rare in the Florida Keys, if ambient temperatures drop below 55°F (13°C), the electric heat pump may struggle to reach your target temperature.
• No Weather Refunds: During cold snaps, the equipment runs at maximum capacity and consumes significant electricity. We do not offer refunds or adjustments for weather-related temperature drops.
• Complimentary Amenity: Since the pool heater is a free, value-added perk included in your reservation, no credits or discounts are provided if you choose not to use it.
