There are local businesses and automotive-related establishments in the surrounding area. We have an agreement with the adjacent automotive business and they will not operate when we have guest reserve the location.

This location offers convenient access to major roads, Downtown Kansas City, sporting venues, restaurants, and entertainment.

Please be aware that the immediate surroundings have a more commercial appearance than a traditional residential neighborhood.

Parking is available for registered guests.
There is a large parking lot in front.
RV’s & Large Trucks & Semi Trucks are welcomed with no issues.

🚫 IMPORTANT GUEST POLICIES — PLEASE READ BEFORE BOOKING

STRICT NO-PARTY POLICY

Our property is intended for registered overnight accommodations only.

Parties, large gatherings, open-invitations and unauthorized events are strictly prohibited.

This includes bringing additional people to the property for celebrations or social gatherings without prior written host approval.

⚠️ $1,000 UNAUTHORIZED-PARTY VIOLATION FEE

A $1,000 violation fee will be sought for an unauthorized party or gathering.

Serious violations will result in the reservation being reported to the booking platform and canceled.

Guests will also be responsible for documented damage, excessive cleaning, or other eligible expenses.

🚭 STRICT NO-INDOOR-SMOKING POLICY

Smoking and vaping of any kind are prohibited inside the property.

Smoking is permitted outdoors only, away from open doors and windows. Please dispose of smoking materials properly.

⚠️ $1,000 INDOOR-SMOKING REMEDIATION FEE

Indoor smoking or vaping will result in a request for up to $1,000 in documented smoke remediation expenses, subject to applicable law and booking-platform policies.

👥 REGISTERED GUESTS & VISITORS

All overnight guests must be included in the reservation.

Additional visitors must receive host approval before entering the property.

Only approved guests are permitted to stay overnight, and the property’s maximum occupancy must be respected at all times.

📷 SECURITY & RESTRICTED AREAS

Exterior security cameras are installed in disclosed outdoor areas for property security.

Cameras and security equipment must not be moved, covered, disconnected, or tampered with.

Guests may access only the designated guest areas. Restricted areas on the sides of the building, gates, and other portions of the building are not included in the reservation. Guest only have access to the first and second floor and the front parking lot.

Excessive noise, disruptive behavior, and unauthorized gatherings are prohibited.

We ask all guests to respect the property, surrounding businesses, and nearby residents.

Please treat all furniture, appliances, and amenities with care. Documented damage, missing items, or excessive cleaning will result in additional reimbursement requests through the booking platform.
