Summary:
Overlooking the beautiful Pacific Ocean and situated on the 3rd floor, this 2 bedroom/2 bathroom oceanfront condo has to-die-for views along with tropical comfort and a sense of privacy. Maximum occupancy strictly enforced in accordance with local ordinances.
The Space:
Banyan Tree #305 features bamboo wood flooring and freshly painted interior, along with a spacious and well laid out floor plan, making this unit an ideal choice for families or couples. The living room has comfortable seating placed around a flat screen TV. Wifi is also provided for your convenience. Gather around for your favorite show at the end of the night. The couch in here also serves as a full-size sofa sleeper for additional sleeping arrangements. A Ductless split air conditioning system is equipped to ensure you stay cool on those humid days.
A washer and dryer are tucked away at the end of the kitchen, suitable for wet swimsuits after a trip to the pool or the beach. The kitchen has all appliances a chef would need to cook delicious meals. When dinner is ready, call everyone over to the dining table with seating for 4. A patio table and chairs overlook the stunning blue ocean. This is the best spot to relax while watching the breathtaking sunset.
The master bedroom is furnished with a Queen-size bed, ceiling fan, has doors to the lanai, and an attached master bathroom. There is a sliding door to separate the master bedroom and living room. The guest bedroom is great for housing the kids with two Twin-size beds. There is also a guest bathroom for everyone to access.
Be sure to take advantage of all the great amenities the complex has to offer. There is an oceanfront swimming pool and hot tub. Lounge chairs encourage you to work on a golden tan while you watch the nearby waves roll in. BBQ stations are also available.
We provide 2 beach chairs and 1 cooler for guest use. Beach towels are available for guests.
• For stays extending 30 nights or more, a security deposit and utility fee will be required. The security deposit ensures the protection of the property during your stay, while the utility fee covers essential services such as electricity and any damages that are caused by guests.

Awesome location! Beautiful view, everything we needed in the kitchen and lots of beach amenities. Towels were large, soft and clean and tons of beach towels for numerous adventures!My only drawback was the small slat windows meant the heavy swells and waves crashing were loud overnight and that’s where the master bedroom was. Otherwise I’d stay here again in a minute! Definitely recommend.

We loved the lanai and often would just sit outside and watch the whales breach! With the ocean views and access to a heated pool, this place had all the Hawaii vibes! Loved it!

Loved Watching the Surfers from the Lanai
There is no better location and 305 was great. Only small complaint is that the table tops on the lanai were very rusty. Plastic tables or a white acrylic top for the tables would finish off a wonderful place to stay.

This property was amazing! Pictures do not do it justice. Waking up to sit on the balcony, drinking my coffee & watching surfers at sunrise was my favorite! Clean and convenient. Fun pool for my son. This was a gem!

Exactly as described
The pictures do not deceive. We had a lovely stay and enjoyed being down the way from downtown Kona. The view is magnificent and the condo had everything we needed.
The only downside was the elevator and the fish smell. Maintenance was on it right away.
We loved our stay here, thank you!

Great location and spectacular ocean view
The property was perfect for our annual mother/daughter trip to the Big Island. There are two bedrooms and two bathrooms. Each bedroom had air conditioning which was wonderful. A large lanai overlooking the ocean view where we could watch the sunset and watch the surfers in the early morning and in the evening just before sundown.
Check in and check out was super easy.
I would definitely stay at the property again. The location on All'i Drive is really close to shopping and great restaurants.

Beautiful but tired
We loved the view! Right on the ocean. The property is mostly clean but needs a deep clean. Linens are worn & tired. Appliances are rusted as is all of the patio furniture. It is an aging property that needs updating. Appreciated the sand chairs & umbrella.

The place was wonderful and just what we needed. The owners have clearly responded to previous negative reviews from people about the old lanai furniture. It’s clearly been replaced and is beautiful new hardwood stools, chairs and a table. The only let down was the initial lack of communication from the management company. We had almost arrived at the place before they supplied the check in instructions

Very nice condo. Just a couple of small issues: fridge motor very loud, might be failing. Spectrum TV remote missing parts, had to get it within 3 feet of cable box to change channels, volume control worked fine. Queen bed very uncomfortable, sags towards lanai, a new mattress is due! ( please get a king!!)

Can't beat that view!
Condo had a breathtaking view that just can't be beat! We watched whales and surfers from the lanai and enjoyed beautiful sunsets. Inside layout of condo was done well with very good use of the space. The kitchen was extremely well stocked with everything you can think of. A/C worked great and there were plenty of ceiling fans as well. Check in was easy and instructions very clear. The only downside was that the condo is definitely showing wear and tear (flooring, bathrooms) and it could have been cleaned a bit better. There was mold on the shower curtains and I found interesting things underneath the bed from previous tenants. But overall it was a wonderful stay that I would definitely recommend.

The condo was right on the shore, which was wonderful. Even with the sliding glass closed at night you could still hear the ocean....great sound. The location was perfect!! Close to everything but more relaxing and quiet than booking downtown. Garbage shoot was another great feature. Two things that could be improved. The baking trays under the oven were dirty and oily, probably from drippings from the oven. Supplies provided were very limited. I expected garbage bags, foil, coffee. Loved having a washer and dryer. There is a mini mart across the street where you can purchase small ziploc bags of detergent
I would definitely stay at this property again. My daughter and I didn't want to leave.

If all you care about is the view when you rent a property this is a great place. If you would like to stay in a nice unit too it's not great. The pictures are very misleading. The walls are filthy dirty and need to be cleaned and painted. The floor is also dirty and in bad repair. The dishwasher is all rusted out inside, the buttons are broken and it leaks. The stove top is dirty. You need to use barkeeps friend to get the burned on stains off. There is rust showing on a lot of things including sinks and showers. The patio furniture is not the same as in the photos and the tables are completely rusted out. The throw pillow cases were not cleaned. There is a general mold smell especially in the 2nd bedroom. All of this just gives off the general feeling of unclean. The pool is not heated and as a result almost no one uses it and the hot tub is for adults only. The property does have some nice things. The view is awesome and you can watch surfers all day. The countertops are very nice and washer dryer is also. There are a few sand toys, beach chairs, and boogie boards that were very nice to have. The reserved parking is nice. However, for the price I paid I expected the property to be maintained better. Also the pictures do not show the disrepair at all and I think are very misleading. I would have preferred to have spent my vacation in a nicer place.

Binder said dumpster was "on the property" - i couldnt find it - before i saw signs in elevator advising of the garbage shute. Instructions seem to be outdated. Back bedroom smelled musty. I slept there w/o a problem but other person couldn't. Tub in 1 bathroom is decaying and needs to be replaced. Condo, otherwise, is pretty nice. Kitchen was well stocked and enjoyed watching TV before bed.

Disappointed
Unfortunately disappointed in this stay. First, the floors were completely sandy and felt dirty upon entering. With a sign asking not to wear shoes inside we were left constantly brushing sand off our feet. Then to open the pull out bed and find sand all throughout the bed was another disappointment. This property clearly wasn’t cleaned before hand. This property had an abundant amount of rules yet wasn’t properly cleaned. I’ve never stayed anywhere that requires you to do laundry if you use more than one towel, blanket per guest. Also of note there is only AC in the bedrooms. Bathrooms were outdated and rusty. With bathroom Reno and AC in every room, less rules and actually being cleaned properly it would have fun great.

Very spacious and clean two bedroom condominium in a great location. Watched beautiful sunsets from balcony. Parking is very convenient on premises. Plenty of good restaurants and supermarket within 2/3miles as is the Royal Kona golf club.
Kitchen was well stocked with essentials. In unit washer dryer was very helpful. Overall a great place for a family vacation.
