Tucked along one of Isle of Palms’ most beloved beach corridors, this expansive coastal retreat pairs easygoing Charleston charm with effortless access to sand and surf. Just steps from a beach access point and minutes from the restaurants and recreation of Front Beach, Wild Dunes, and the IOP Marina, this home places you right where relaxation and convenience intersect.

Spread across two beautifully designed levels, IOP Beachhouse is made for gathering. The main living area is bright and beachy, anchored by a fireplace and a wall of windows. The adjacent chef’s kitchen is perfectly picturesque—complete with a spacious island, top-of-the-line appliances, and a separate wet bar that invites happy hour prep before dinner.

Outdoor living is where this home truly shines. Two covered decks stretch across the back of the home, each thoughtfully furnished with lounge seating and dining spaces. A spiral staircase leads to the rooftop patio, where sweeping views and stunning sunsets await. Below, the elevated pool invites fun and leisure for the whole crew.

Seven bedrooms—six with their own ensuite bathroom—ensure everyone in your group gets a private haven to retreat to. A washer and dryer and an additional half bathroom add convenience for a comfortable stay from start to finish.

Home Truths:
- You must be 25 years or older to book this home.
- Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September.
- The pool can be heated or cooled for $500 +tax per 7 day reservation with 24 hrs notice, as long as the average outside temperature is over 55F.
- Guests must supply their own beach towels.
- The home comes with 10 beach chairs, a beach wagon and 4 beach umbrellas.. In addition, all reservations between 4-28 nights come with a $250 beach gear credit with VaykGear.com. Guests will be able to reserve gear after booking.
- Unfortunately, pets and ESAs are not allowed in this home. If undisclosed animals are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Fireplaces are not for guest use.
- Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.

This home was fantastic in every way. The booking & check-in were efficient. The house is spectacular inside & out. Very clean, very organized & beautifully appointed. Every detail has been well thought out. Multiple work spaces are available & WiFi connection good. Plenty of space to gather, & plenty of space to retreat for some quiet time. The pool was enjoyed by everyone & path to the beach just steps from the backyard gate. We were there with our 6 kids ages 11-25 and everyone loved it. There is an elevator (I did not use but my kids brought up a load of groceries). If traveling with small children, I would recommend renting a baby gate or 2 for the stairway. We would definitely love to return.

This beautiful beach home exceeded my expectations. It was beautifully decorated, impeccably clean with loads of space for our family of 14. The kitchen was amazingly well equipped…from dinner and glassware to every serving piece imaginable. The elevated pool was perfect for afternoons after spending time on the beach which is a very short walk from the house. We are now spoiled when it comes to vacation rentals and can’t wait to return!

Family Beach Trip

We are a family of 14 who live all over this great country. It is so special when we can gather at Isle of Palms every other year and spend valuable time together. The siblings love seeing each other, the cousins love seeing each other, and we, the grandparents, love the whole experience! This house is perfect for our needs. It has everything one would need in the kitchen, the beach accessories, the laundry, etc. We can’t imagine anything but this house for our family gathering. We recommend it highly.

Great Location / Comfortable Home!

Charleston Wedding

We came to Charleston for our Niece's wedding, family traveled as far away as Germany. This house was perfect, easily accommodated seniors with canes and young boys. Loved the short walk to the beach and the beautiful view from the deck. When we arrived Bill our Host immediately reached out to welcome us and checked in to see if we needed anything during our stay. The kitchen was well equipped, truly enjoyed cooking in this gourmet kitchen. The home was glistening clean, it's bright, all the rooms are spacious and airy. This property honestly exceeded our expectations. I wholeheartedly recommend a stay at 118 Charleston Blvd.

I rarely offer reviews, but this home is outstanding. Every room in the house is beautifully appointed - top to bottom.The kitchen (cabinets, drawers, stove top, refrigerator) is sparkling clean. Amazing venue for a birthday celebration

My brother and I rented this home to celebrate our dad‘s 80th birthday. I think this is the first time that his family, my family, and my parents have all been under the same roof.Was an amazing stay. Beautiful bedrooms and bathrooms. Excellent kitchen. Beautiful porches. Ample parking.And the best part is the location. Right next to a path to the beach with beautiful sunset views. Couldn’t have been better.

This house is exceptional!! Pictures don’t even do this home justice. It has plenty of space and bathrooms for multiple guests/couples. And the views off the top balcony are beautiful! Beautiful home, well stocked with all you need, easy access to the beach, great restaurants nearby both on IOP and Sullivan island, etc. Best short term rental went ever stayed at Also Bill the owner was very communicative and helpful.

Perfect Beach House

This is a magnificent property! It has everything you need. A first rate kitchen, so many wonderful areas to relax, super comfortable beds and so close to the beach! We liked the property so much we’re going to rent it again next year!
