Welcome to your Lake Simcoe retreat! Our bright, modern cottage is perfect for families, friends, or couples looking for comfort, privacy, and fun year-round. Hosts live right beside the Airbnb! Our property is across the street from the lake with a forest in the backyard and lake access at the start of the street or just a couple minutes drive from the airbnb itself. This home is perfect as well for guests of weddings at the nearby venues needing a place to stay! It is within a very short Uber distance or drive of the Three Feathers Terrace wedding venue! We also charge $0 in cleaning fees.


*note* there is full snow from December until approximately March/April as we are located in Ontario's snow belt.

Inside the house:

2 Bedrooms + Multiple Sleeping Options: Large bedroom with queen bed (sleeps 2), smaller bedroom with twin-over-double bunk (sleeps 3), plus a pull-out daybed in the sunroom (sleeps 2).

Fully Equipped Kitchen: Plates, utensils, pots & pans, microwave, toaster, coffee maker, air fryer, hot water kettle, child-friendly options, wine glasses, mugs, bar counter, and dining table.

Bright & Airy Living Space: 2 leather sofas, large coffee table with storage, Samsung 60" curved Smart TV (bring your streaming accounts, no cable), desk + chair in each bedroom, sheer curtains by day, blackout curtains by night.

Comfort Essentials: Central air & heat, high-speed Wi-Fi, towels, toiletries, hairdryer, laundry detergent, washer, and dryer.

The property is on well water that is treated and safe to use for cooking, showering, dishes etc. We also can provide water bottle cases on request if guests require them.

Outside:

Exterior house electric outlet in the driveway, suitable for electric vehicle charging (bring your own charger)

4-burner propane BBQ (propane provided)

Firepit (wood provided) and sectional patio seating
(We provide one bunch of firewood per night of stay, anything extra will have to be purchased and brought by the guests themselves. We do also sell extra large bags of firewood if you run out for $15 each.)

Privacy & Convenience: Owner lives next door for assistance if needed; otherwise, enjoy complete privacy.

Note: canopy and patio furniture are not available during winter months, but BBQ, firepit and lounger chairs can be made available.

Water & Beach Access:
Our cottage is not directly on the water, but there is water access at the beginning of our street, just a short distance from the property. We’ve also included several nearby beaches and waterfront spots in our guest guidebook for you to enjoy during your stay.

Nearby Beach & Waterfront Options:

Gilford Beach Park: A small local beach and park, approximately 3 minutes by car. This is a quiet local spot reserved for the surrounding community.

Killarney Beach: Approximately 8 minutes by car.

Innisfil Beach Park: Approximately 20 minutes by car, with a larger beach and more amenities.

House Guidelines:

Check-In / Check-Out:
Check-in is after 3PM, and check-out is by 10AM. Please lock up when you leave and take out all garbage to the bins in the backyard. The co-host will bring the large bins to the street for pickup every Sunday evening.

Guests:
The home sleeps up to 7 people. We ask that no more than 8 guests stay unless approved in advance. Small gatherings or very small parties are allowed ONLY with prior approval of the hosts.

Pets:
We love pets! Please let us know in advance if you will be bringing pets. Kindly clean up after your pets using the provided waste bags.

Smoking & Substances:
For everyone’s comfort, smoking, vaping, marijuana, or illegal substances are not allowed on the property at all. If you must smoke, do so at the start of the driveway near the street only. You will be charged a cleanup fee if we find discarded cigarette butts around the property. Violations will result in a cleaning fee.

Respect the Space:
Please treat the home and amenities with care. Wash dishes and BBQ after use, use only untreated firewood in the fire pit, and follow local fire safety rules. No loud noises or parties after 11 PM until 8 AM as our neighborhood is quiet and family-friendly. In the winter we will keep the fire pit area shoveled and the driveway so usage can be continued well into the snowy season.

Bugs & Insects:
As we’re located in a rural cottage area, mosquitoes and midges are common, especially during warmer months. Please keep the front doors and non-screened windows closed to help prevent insects from entering the home. Bug spray or outdoor bug zappers can be helpful for enjoying the backyard comfortably.

You may also notice some outdoor spiders and webs around the backyard. These are a normal part of the cottage setting and can appear quickly. We live next door and regularly clear the webs. If you notice anything that needs attention, just message us and we’ll be happy to take care of it.

Owners / Co-Host:
The owners and co-host live right next door. They have separate fenced yards and their own pets. They respect your privacy but are available to help or answer questions at any time.
