Convenient parking for up to 4 STANDARD SIZE cars ensuring that all your guests can easily come together and enjoy this remarkable retreat. *PLEASE NOTE*: We cannot except any oversized vehicles or any vehicles that cannot fit either in the garage or driveway, if you park on the street (any vehicle), you may be fined by the HOA and you will ultimately be responsible to pay these fines.

During your stay, you will have access to the entire home and all its wonderful amenities.

IMPORTANT: You are not permitted to use the lake. This regulation is set by the Homeowners Association (HOA), and it applies to all guests.

*If for any reason the home owners are fined for breaking this rule (or any rule set by the HOA) the guests will be responsible for payment.

We kindly ask you to keep in mind that you are staying in a residential property rather than a hotel. - Pool heat is free up to 85 degrees

-Pool heat is pre-heated 24 hours before your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.



During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.

PARKING: NO STREET PARKING AT ALL. We have room for up to 4 standard size vehicles, but all vehicles must be parked in the garage or on driveway *PLEASE NOTE*: We cannot except any oversized vehicles or any vehicles that cannot fit either in the garage or driveway, if you park on the street (any size vehicle), you may be fined by the HOA and you will ultimately be responsible to pay these fines.

Palm Springs Vacation Rental Rules (per the city):

1) No music or sound is allowed outside at any time (including TVs, phones, radios, or any device).

2) Sound from inside the home that can be heard outside is also not allowed.

3) Quiet hours are from 10pm to 10am; please go indoors or keep voices very low if outside.

4) Voices carry easily due to the quiet neighborhood and surrounding mountains—be mindful.

5) Keep pool noise and activities at a reasonable level—no excessive or prolonged screaming.

6) Noise complaints can lead to a visit from City Code Officers and possible citations.

7) Only one vehicle per bedroom is allowed; use the driveway or garage first before street parking.

Other things to note about the home:

Pool cleaners come every Monday and Thursday to clean the pool, in addition the landscapers come every Tuesday, so please don't be alarmed if you see them during your stay..

MID-STAY CLEANING: For any reservations of 28 nights or more, we do require a cleaning every 2 weeks. This is at the cost of the guest and its $75/hr (minimum 2 hours) for cleaning. This will be collected after you book.

Maximum occupancy - the number of people on your reservation, for guests please seek pre-approval from host.

No smoking ($600 fine)

POOL & SPA HEAT: We provide free spa heat, but If you'd like the pool heated it will there is a daily fee (schedule below). If you stay for 28+ days we will collect a deposit instead of a daily fee.

Heating the pool + spa fee depends on the season:

- December - March: $85/day
- April - June: $65/day
- July - September: $0/day
- October - November: $65/day

Pool heat is pre-heated 24 hours before your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

No pets (service animals ok but must be on leash at all times outdoors and cannot bark).

*Please note we are near the airport so you can periodically see or hear the planes. Which we and our guests find it more entertaining than distracting! (They do have a curfew).

**By City of Palm Springs Ordinance, the following are required to rent a short term rental in the city.

1. Primary renter must be at least 25 years of age.

2. Primary renter must provide a copy of his/her government issued I.D. prior to check-in. A copy of I.D. is kept on file while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law.

3. Responsible party (primary renter) is required to sign a short term rental agreement (contract).

4. All guests are required to print and sign names to City of Palm Springs confirmation that Good Neighbor Brochure has been read and understood by all adult occupants (this will be emailed with the rental agreement).

5. Max Property Occupancy At Any Time: 12 people MAX. Reservations of 13 people or more will be declined. We are only permitted 12 people total.

6. - Max Number of Vehicles (including day-use guests): 4 (2 in garage and 2 in driveway) Any on-street parking requires a special parking permit. You must reach out to us at least 72 hours before arrival if you need to bring an additional vehicle. No commercial vehicles are allowed.

Parking and/or tow fines are the guest’s responsibility. The property owner assumes no liabilities for tickets or, towing.

For guests that do have reviews, we do require a $500 refundable deposit. It will be refunded after you check out and we have determined that all the house rules were followed and no damages were done to the property.

All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit, which is due within 72 hours of booking. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay.
