The Space:

Welcome to your SoBro getaway! This comfortable, fully stocked 3-bedroom home sits in the heart of Southern Broad Ripple—one of Indy’s most charming and historic neighborhoods. With a short drive, you’ll be surrounded by great restaurants, cozy cafés, and lively bars in downtown Indianapolis or Broad Ripple Village!



Sleeping Arrangements:

- Bedroom 1 (First Floor): One queen bed, Smart TV, easy access to the half bath.

- Bedroom 2 (Upstairs): Two queen beds, Smart TV.

- Bedroom 3 (Upstairs): One king bed, Smart TV.



Bathrooms:

- Full Bathroom (Upstairs): Convenient to both upstairs bedrooms.

- Half Bath (Main Floor): Easy access from living areas and the main floor bedroom.



The Space

Enter through the back of the house into a bright, comfortable living area perfect for relaxing after a day around the city. The full kitchen is fully stocked with cookware, dishes, utensils, and essentials so you can cook or enjoy takeout with ease.

- High-speed Wi-Fi for remote work, gaming, or streaming



A laundry room is available for your use in the basement. Please note: the garage is not included in the rental.

Guest Access:

Guest have access to the entire home. Please note the garage is not apart of the rental.

Southern Broad Ripple, or SoBro, is a historic and charming neighborhood located just south of the popular Broad Ripple Village. Known for its tree-lined streets, classic architecture, and quiet, residential vibe, SoBro offers a peaceful retreat while still keeping you close to the city’s attractions.

Historic Charm: The area features well-preserved homes and buildings with unique architectural character, giving it a cozy, welcoming feel.



Convenient Location: A short drive takes you to downtown Indianapolis, Broad Ripple Village, and the Monon Trail.



Local Amenities: Grocery stores, coffee shops, and everyday conveniences are nearby, making it easy to settle in for a stay.



Dining & Entertainment: While SoBro itself is quiet, you’re just minutes from the vibrant restaurant and nightlife scene in Broad Ripple Village or downtown Indy.



Parks & Outdoors: Enjoy nearby parks and walking paths for a leisurely stroll or a morning jog.

Other Things to Note:

While we allow up to 10 guests, it is up to the group to decide if their group size will fit comfortably.



RULES:



• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)

• NO smoking inside. Smoking outside is completely ok ($500 fine)

• NO use of firearms or fireworks on the premises. ($500 fine)

• All damage will be considered intentional/reckless if not reported via email/messenger or phone.

• No unauthorized pets. All pets must be on the reservation and you are responsible for any damages caused by your pets $200

•A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Shit happens and we are not here to nickel and dime you. This is meant for reckless activity.

• No bookings for guest under the age of 25

• You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first.

• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine)



Check-Out Instructions



1. Please strip or leave all used beds unmade. If stripping the bed, please leave sheets on mattress or in the laundry basket provided.

2. Please make sure all dishes are placed are washed. Leaving the dishwasher running is perfectly acceptable.

3. Please make sure all trash is gathered and thrown away. Extra trash bags are located at the bottom of the trash can.

4. Please dispose of any leftover food you may have in the refrigerator.

5. It is helpful, but certainly not required, if a load of used towels if thrown in the washer before checking out.

6. If you check out early, could you kindly send us a message and let us know, so we can send our cleaners over to get started.
