- Welcome to Simply Hidden, a beautifully refurbished three-bedroom home in the sought-after village of Broadbridge Heath, just outside Horsham. Combining modern comforts with bright, welcoming interiors, this stylish home is perfect for families, friends, business travellers and those looking to explore the beautiful Sussex countryside. Sleeping up to 6 guests, the property offers comfortable accommodation across three bedrooms, a family bathroom and an en suite bathroom, spacious living areas and a sunny private garden. With free parking and excellent transport links, Simply Hidden provides the perfect base for relaxing breaks, work trips and Sussex adventures alike.
The owners have recently refurbished the property throughout, creating a comfortable and inviting home where guests can enjoy both convenience and tranquillity while remaining within easy reach of Horsham town centre, the South Downs and the Sussex coast.

Located in Broadbridge Heath, just outside Horsham town centre, Simply Hidden offers the perfect balance between peaceful residential living and easy access to local attractions. Horsham is known for its vibrant cafés, boutique shopping, restaurants and green open spaces, creating a welcoming market-town atmosphere. The heart of the home is the bright kitchen and dining area, where natural light pours through the conservatory and creates a welcoming space to cook, dine and relax. The fully equipped kitchen includes a dishwasher, washer/dryer, microwave, oven and everything needed for a comfortable self-catering stay, including cookware, crockery, glassware and cutlery. Guests can enjoy complimentary tea and coffee, along with salt and pepper. The dining table comfortably seats up to four guests, making it the perfect spot for family breakfasts, relaxed lunches or planning the day's adventures. The comfortable living room offers a relaxing space to unwind after a busy day exploring Sussex. Featuring two sofas and a Smart TV, it's ideal for enjoying a film, catching up with friends and family, or simply putting your feet up with a good book.

GARDEN
Step outside into the sunny private garden, a lovely spot to enjoy your morning coffee, dine outdoors or simply relax in peaceful surroundings. Accessible from the conservatory and entrance area, the garden offers a welcoming outdoor space for guests to enjoy throughout their stay. Due to the recent hot weather and prolonged heatwave, parts of the lawn have become a little worn. The grass is being regularly treated and cared for, and we expect it to recover as the weather improves. Thank you for your understanding while nature does its thing!
PARKING
The property benefits from two free private parking spaces along with additional free on-street parking nearby, making it easy for guests travelling by car.

Broadbridge Heath is a popular Sussex village located on the edge of the thriving market town of Horsham. Offering the perfect balance between countryside living and modern convenience, guests can enjoy peaceful surroundings while remaining close to shops, restaurants, cafés and local attractions. Horsham town centre is just a short drive away and offers a fantastic selection of independent shops, high street brands, restaurants and historic buildings. Nearby attractions include Horsham Park, Southwater Country Park, Leonardslee Gardens and the beautiful South Downs National Park.
The property is also ideally located for exploring Brighton, the Sussex coastline, Gatwick Airport and the wider Sussex countryside

Our Guest Promise
We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!
Check-In
We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.
Damage Deposit
We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.
Smoking
To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.
Noise
To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)
Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.
Please note that call-outs due to excessive noise or parties may incur a fee.
Pets
This Property is pet-friendly. An additional £95 after pet stay, hypoallergenic cleaning fee applies per stay. Please notify us in advance what type of pet you are travelling with, so arrangements can be made.
A maximum of 1 dog is allowed unless prior permission has been granted.
Dogs are not permitted on beds or furniture to keep the home clean for everyone.
Only housetrained dogs are accepted (no puppies).
Dogs must not be left unattended in the house.
Please clean up after your pets.
Check-Out
Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.
Before You Leave and as a consideration to future guests, please:
Wash up the used dishes.
Bag rubbish and use the correct recycling bins.
Return keys to the key safe (OR) Keynest location.
Switch off the lights.
Close all windows.
Turn down the heating.
These steps help us prepare for the next guests and save energy; every little bit counts.
Age Policy
The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.
A Quick Note on Deposits and Property Care
If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
