No Smoking: All properties are strictly non-smoking inside. Please use designated outdoor areas if you wish to smoke. £1000 charge will be applied via Airbnb to cover deep cleaning and damage.
Pets: Pets are not permitted unless agreed prior to booking.
Noise & Respect: Please respect our neighbours and keep noise to a minimum, especially between 22:00 – 08:00.
Parties & Events: Strictly no parties, events, or unauthorised gatherings.
Cleanliness: Please leave the property in a reasonable condition. Extra cleaning may incur an additional charge.
Damages: Any damages or missing items must be reported. Costs may be charged where appropriate.
Parking: Please only use designated parking spaces (details will be provided for each property).

House Rules We want you to feel at home during your stay. To keep things comfortable for everyone, please note the following: Check-in / Check-out: Check-in from 15:00 (3:00 PM). Check-out by 10:00 AM unless agreed otherwise in advance. You will be charged if you have not checked out on time up to £100 depending on how late you have checked out.

Terms & Conditions These Terms & Conditions apply to all bookings made with MillerHudson, whether directly or through third-party booking platforms. By making a reservation, you agree to the following:
1. Booking & Payment All bookings are subject to availability and confirmation.
Reservations made via third-party platforms (e.g. Airbnb, Booking.com, Vrbo) are subject to the terms displayed on those platforms.
For direct bookings, full payment is required at least 5 days before check-in to secure the reservation.
Discounts may be available and vary depending on property and length of stay.
2. Cancellation & Deposits For direct bookings:
More than 5 days before check-in: Free cancellation, no charges.
Within 5 days of check-in: 100% of the booking value is charged.
A damage deposit will be required prior to check-in. The amount and method will be communicated at the time of booking.
Deposits:
More than 5 days before check-in: 10% deposit required to confirm booking.
Within 5 days of check-in: 100% payment required.
For third-party bookings, the cancellation and payment policy shown on that platform applies.
3. Check-In & Check-Out Standard check-in is from 15:00 (3:00 PM), and check-out is by 10:00 AM.
Early check-in or late check-out may be available upon request and is subject to availability.
4. Damage & Guest Conduct Guests are expected to treat the property with care. Any damage, loss, or additional cleaning required beyond normal use may be charged.
Guests must comply with the House Rules provided. Breaches may result in termination of the stay without refund.
Only the number of guests confirmed at booking may stay overnight. Unauthorised guests or overstays may incur charges.
