-Living room has a TV and spectrum internet. Couch with a pull out bed and a Comfy Chair with a twin pull out bed. Plus there is a twin bed with a twin trundle underneath for extra sleeping.

-The kitchen is brand new and features live edge wood epoxy counters, and cabinets with all new appliances! New refrigerator, new stove, new in counter dish washer, new microwave, new toaster, and new Keurig plus 12 cup coffee maker!! Please do not cut on the counters - cutting boards, cooking utensils, pots, pans, cookies sheets etc all provided!!

Go out the front door and up the stairs to the new roof top viewing area. There is a bench up there to sit and enjoy the water view and nature!

Enjoy the silence of the river from the comfort of your home. The house has a washer and dryer, ice maker by the dock, propane grill, outdoor shower, 4 kayaks for your use along with 2 adult life jackets and 2 children's life jackets-the new docks have steps down to the water for easy kayak launching. The A/C works great. New furniture and bedding. You can put your boat in at the Mason Creek boat ramp and you will be minutes away from the house. Keep your boat(s) right at the NEW Dock! The summer depth is around 4' and 2' in the winter.

Located near the heart of Old Homosassa near great restaurants - Florida Cracker Monkey Bar, The Freezer, Margarita Grill, Crumps, Seafood Seller and The Crab Plant to name a few! You can ride your bikes or use your golf carts to explore the neighborhood! This is a golf cart friendly area! Come see the manatees, otters and dolphins play. The winter months you will see the manatees! Pets welcome- with a $150 pet fee. Declare your pets. No cats!
RENTAL RULES-These will be emailed to you to read over, sign and email back.

Guest acknowledges the Property is on Mason Creek, there is no fence blocking access to the river from the Property and there is no lifeguard on duty at or near the Property. Guest assumes all risks of damage, personal injury or death, arising from the proximity of the Property to the river and the use of the river for swimming, diving, boating and other recreation. This provision extends to Guest, the rental party and all other persons on the Property at the request or with the consent of Guest or any member of the rental party during the term of the lease. Guest will indemnify and hold Homeowner harmless from any and all claims, loss, cost, damage or expense arising from or relating to such risks.

Smoking is NOT allowed in the house or on the porch, Smoking is allowed outside - $50.00 fine for cigarette butts left in the yard.

People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Keep the property and all furnishings in good order - call us immediately when something isn’t working.

Only use appliances for their intended uses.

PETS are permitted with a $150 pet fee and only with prior approval and the Pet Addendum must be completed. $50.00 fine for leaving dog poo in the yard. No Cats.

Parking:
PARKING – Parking is limited to __2_____ vehicle(s).  Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Trailer Parking: You may park your trailer in the front yard on the grass.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house.

Kayak and Paddle Board usage waiver-

I fully understand and acknowledge that: (a) outdoor recreational activities have inherent risks, dangers, and hazards and such exist in my use of paddle sport equipment and my participation in paddle sport activities. (B) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability; ( ; the negligence of participants, the negligence of theirs, accidents, beaches or contract, the forces of nature or other causes. Risks and dangers may arise from foreseeable or unforeseeable causes including, but not limited to, guide decision making, including that a guide may misjudge terrain, weather, trail or ocean conditions, and water level, risk of falling out of or drowning while paddle sporting and such other risks, hazards and dangers that are integral to recreational activities that take place in a wilderness, ocean, outdoor, or recreational environment.

By my participation in these activities and/ or use of equipment, I hereby assume all risks and dangers and all responsibility for any losses . I also verify that I am in good health, Not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession , and am capable of pursuing paddle sports, and that my participation in this activity is voluntary. I/we also agree to a properly secured USCG approved personal floatation device, of type 3 or better, at all times.

I, on behalf of myself, my personal representatives and my heirs, hereby voluntarily agree to release, discharge, hold harmless, defend and indemnify Scott Family Fish House LLC and Homosassa Vacation Rentals and its owners, officers, and employees from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of paddle sport equipment or premises or my participation in paddle sport activities. I specifically understand that I am releasing, discharging, and waiving any claims or actions that I may have at present time or in the future for the negligent acts or other conduct by the owners, agents, officers of Scott Family Fish House LLC.

I HAVE READ THE WAIVER AND RELEASE AND BY BOOKING THIS HOUSE, I AGREE IT IS MY INTENTION TO EXEMPT AND RELIEVE SCOTT FAMILY FISH HOUSE LLC AND HOMOSASSA VACATION RENTALS FROM LIABILITY FOR PERSONAL INJURY, PROPERTY DAMAGE OR WRONGFUL DEATH CAUSED BY NEGLIGENCE OR ANY OTHER CAUSE.
