Modern Ranch: Heated Pool & Fire Pit, Pizza oven, Grill, Screened-in Porch

Mid-century ranch with vaulted ceilings & open concept. Full Kitchen with large hickory island & granite counters, which overlooks the dining/living room on the main floor. 3 bedrooms (2 kings & 1 queen) and 2 fully updated bathrooms. Mini splits throughout on the main level. Family room with a 55” TV & a large sectional on the ground level. Our outdoor space includes a 14x28 HEATED IN GROUND pool, a large SCREENED IN PORCH, a pergola sitting space, a Weber gas grill, 2 fire pits & a swing set and a pizza oven.
The space
The light-filled home has 12 foot vaulted ceilings on the first floor, and a newly painted interior.

The completely stocked kitchen provides you with all your essentials for making a nice meal, inside at our dining table, on the kitchen island (which seats 2) or outside on the 3-season porch.

Spending time together as family or with friends is easy with the open concept great room with a mini split, steps to the huge porch and the downstairs large living room, which accommodates everyone for movie night on the spacious sectional sofa.

On the main floor, two bedrooms with mini splits share a renovated bath with walk-in shower with dual shower heads, (which easily accommodates 2), a, a Japanese toilet with bidet, a towel warmer, and a soaking tub (perfect after a day out hiking!). One bedroom has a king bed and the other has queen bed.

The other bedroom is a king bedroom on the ground floor, which has its own flat-screen TV and an en-suite bath, with standing shower. All bedrooms have plenty of space for your items, and lots of natural light. Each guest receives towels and soap and each bath is outfitted with shampoo and conditioner.

Relax on the 14x28 porch with floor-to-ceiling screened windows, a large sitting area with TV and a dining area with an wrought iron table from Pam's great grandparents.

Bask in the sun around our newly installed 14x28 in-ground pool in chaises or lounge chairs. Pool is heated to 82 degrees from 8am until 4pm every day. From 6 until 9 pm the landscape lighting is on. Both the lounging area and the eating area have umbrellas.

Make s'mores around the large fire pit in our backyard while kicking back in the Adirdondack chairs.

In town for an event? We have an iron and ironing board for your use.

Rainy day? There are a multitude of games, books and spaces to relax and unwind, together or in solitude.

• large sunny outside terrace off the side of our house, under a 14x30 foot pergola on the ground floor (outside the family room)
• wet bar in the ground floor living room (perfect for bringing drinks out to the pergola space)
• 3 mini-splits throughout the house (bedrooms and open concept living/dining room)

• spacious backyard with a new play set for children (2 swings, slide, clubhouse, ring bar)
• stone fire pit created with stones found throughout the property
• two gas BBQ grills (one on the pergola side and one outside the porch)
• our fantastic new (June 2021) in-ground pool!

You have access to all our property and grounds, with the exception of our shed in the backyard and a locked mechanical room on the ground level.

We consider our house a special oasis in a quiet (cul-de-sac) setting, but only minutes to all that New Paltz and the amazing Hudson Valley has to offer. We have spent many years living in and renovating this ranch to our tastes, and to take advantage of the natural light that our property offers. We hope you enjoy our home as much as we do!

Our address is listed as Highland, but we are a in the town of New Paltz and a 3 minute drive to the village, 5 minute drive to SUNY New Paltz, and you can access our home straight from the Trailways bus stop at the Thruway entrance if you choose to bring your bike or take a quick taxi to our place. Come enjoy your stay away from it all and take in the beautiful New Paltz area.
