Tucked into the foothills above Jordanelle Reservoir with sweeping, unobstructed water views and the Wasatch range rising in the distance, Lucky Bill is a three-story mountain cabin built for groups who want the best of both seasons — fresh powder days in winter, lake-and-trail days in summer, and a home base that delivers on both. Just 15 minutes from Park City Mountain and a quick drive into downtown Park City, the location strikes that rare balance between scenic seclusion and easy access to everything.
Step inside and the cabin opens up to a warm, airy great room anchored by a floor-to-ceiling stone fireplace and crowned with vaulted beamed ceilings. Leather seating gathers around the hearth, while oversized windows pull the reservoir views straight indoors. The open layout flows into a formal dining space and a granite-topped kitchen with a generous breakfast bar, plenty of prep room, and full-size appliances — set up to handle everything from quick après-ski snacks to long, slow group dinners.
Downstairs, the entertainment really begins. A dedicated theater room with tiered leather recliners and a big screen is ready for movie nights, while the adjoining rec room brings the games: a full-size pool table, shuffleboard, and a built-in bunk nook that doubles as flex sleeping space when the crew expands.
Three separate decks step down the hillside, each angled toward the lake. The upper deck is set up for grilling and al fresco dinners with a BBQ and dining table; the mid-level deck features the hot tub — perfect for soaking under the stars after a day on the slopes; and the lower deck offers another quiet spot to take in the views with a morning coffee in hand. No matter the season, there's a deck for it.
The four bedrooms are spread thoughtfully across the home for privacy. Two king ensuites anchor the primary sleeping spaces with spa-style baths, while a third king bedroom and a twin room round out the upstairs layout. Down in the rec room, a twin bunk and a twin-over-full bunk give kids (or anyone up for it) their own dedicated hangout zone.
Beyond the cabin, the Heber Valley and Park City corridor open up in every direction. Jordanelle State Park is right at your doorstep for paddleboarding, kayaking, fishing, and boating in summer. Park City Mountain and Deer Valley Resort are an easy drive for skiing and snowboarding, and historic Main Street in downtown Park City — packed with restaurants, galleries, and shops — sits roughly 13 to 20 minutes away. In every season, there's a trail to hike, a slope to ski, or a quiet lakeside spot to claim as your own.

Home Truths: - This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet. - Due to HOA insurance requirements BBQs/grills may not be operated within 10 feet of any unit. Guests are required to move grill from garage to front lawn/ driveway area ten feet from house to utilize. Guests are required to place grill back in the garage after use. - Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request. - As a ski town, many construction projects happen around town all summer. Working hours are 7am-9pm. - Please note that active construction is taking place to the left of the home.

Park City Fire Code Official Dave Thacker has issued an open fire and fireworks ban effective immediately within Park City limits.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

Overall, this was a great place to stay in the summer. The main kitchen/living room on the top floor along with the washer/dryer was great. The middle floor with all of the bedrooms, movie theatre room, and shuffleboard was nice for guests. The basement with bunk beds, games, and the jacuzzi was relaxing.Benefits- House was clean and well-kept with items needed for the stay.- Avant Stay staff was quick to respond to questions and provide recommendations.- This was a spacious spot with outside games, grill, etc. for a superb stay.Drawbacks:- The air conditioning would blast on the middle / lower floors, so it was colder than expected (good thing there were blankets and space heaters).- There was no furniture in the middle/top deck; it would have been nice to have a table and chairs for dining outside.

Home was found to be e very easy to find with best views. We were very pleases with the home amenities and comforts.The entire family had a blast. Home was clean. However, we did notice broken chairs at the table and coffee table that were both aged and missing parts. We would like to come back again maybe next year. So we shall see. Thanks for a great time

Roomy but needs some work
The overall condition of the property was okay. The cleanliness and upkeep on the property could be better. There was a moldy hotdog in a bun inside of one of the chair pockets in the theater room. The floors were not very clean. The glass on the poker table was broken and could have been potentially dangerous. The pool table is not very stable.

Great spot great management company.
This property reflects the listing to a tee. We checked in and the heat did not work. Luckily there were space heaters in the closest so we used this for night one.
Next morning I asked for our money back or to be relocated. The manager moved us to a ski on ski off in Deer Valley and gave us a credit for one night.
I was blown away how friendly they were and how easy they made the process - did not impact my vacation at all. Lucky Bill was lucky in its own unique way. Had the heat worked the initial night we would have been more than happy with Lucky Bill. I am 99% sure they had the heating system fixed so it will be ready for your stay. Enjoy the pool table, theater room etc. Also a bonus to park the car in the garage - nice and warm in the morning and no snow to clear. Enjoy Lucky Bill!

Great space for everyone
We had a group of 9, including two young teens, several young adults and parents. This space offered plenty for everyone to have their own rooms, plenty of bathrooms, an amazing theatre room (could use better directions on all the remotes) and so many activities and games for the evening. We primarily chose this rental for the ease of location to the new East Village at Deer Valley, and it was so convenient. We were on the ski lift within 10-15 minutes after leaving the condo. The hot tub was in a bit of disrepair, possibly from previous renters that went unnoticed, but we were able to locate the chemicals to clean it and notified the mgmt company to repair it after our departure, as it was still usable for us. The management company was extremely responsive with any questions or communication. Five stars for them!!!The kitchen was well stocked with dishes, glasses and some spices, however we couldn’t locate any dish towels and had to use a lot of paper towel, which felt wasteful. Powdered laundry detergent was provided however no dryer sheets or liquid, which we are used to being available at previous rentals. Just a note to bring your own if that’s important to you. Overall, I think our group agreed that this was the best rental we have had, with so much space for everyone, games to play in the evening, and large enough to allow the adults to find some quiet when the young teens were noisy and we needed some distance. We will definitely consider renting again!!!
