Relax at this unique and tranquil getaway. This estate was architecturally designed & decorated. Situated on 5 acres of fertile land where you pick your own fruits and vegetables while exploring the trails that run throughout the property, landscaped professionally. Enjoy a huge heated pool and sauna while taking in the sounds provided by native birds. Good Waters Estate is centrally located allowing easy access to San Juan, many beaches, mountain activities, etc. All bedrooms have king beds. -> Huge Heated swimming pool (up to 104 degrees) w/ outdoor shower -> Private Sauna ->hiking trails through fruit trees -> 180 Degree views from San Juan and the Caribbean ocean all the way to the El Yunque rainforest -> 5 bedrooms, each with medium-firm top brand name king size mattress, 800+ thread count cotton sheets, and three types of pillows to choose from, including a cervical pillow. ->fully functional, brand-name indoor kitchen ->outdoor kitchen with BBQ, mini fridge, prep station, etc. -> Two master bedrooms with their own balcony lounge area and ensuite bathrooms -> four bedrooms. -> 2 en suite bathrooms, one hall bathroom, and two half bathrooms. A total of three full bathrooms and two half bathrooms. -> huge rooftop deck, perfect for yoga, sun sets, sun rises, and bird watching, or just watching the view of the ocean from the mountains -> activities such as hiking on-site trails, our pool table, life size games ->six different seven different indoor and outdoor lounge areas ->fully gated and secure compound
Registered Guests and Security - The only people allowed at Good Waters Villa are those guests registered on the booking documents. We allow up to 6 DAY-guests and only when they have been previously identified to the owners via the app but never allow any additional overnight guests. Remember, quiet time is 10 pm. to respect the neighbors. We have security cameras facing the perimeter of the property and in outdoor areas by entrances. This temporary lodging agreement does not create a tenancy or residence contract. Good Waters Estate
Welcome to a wonderful mountain estate with our own working farm. We are happy to welcome you to beautiful Puerto Rico and are grateful to have the opportunity to host you and your group in the beautiful mountains of Aguas Buenas. We will strive to be available to answer questions, give directions or offer any other suggestions or information you might require. Feel free to message us via the app at any time – we typically answer within minutes (between the hours of 9 am. to 9 pm.) We really do love helping our guests! We too are Short Rental guests, and as such we STRONGLY recommend all our guests buy travel insurance as things can happen to upset travel plans. We purchase travel insurance for all our travel plans. For all bookings, we perform an on-site personalized check-in process whereby we tour the home and the 5-acre property. The principal booking guest must be present for all check-ins. This is a corporate requirement for security reasons. Below we have listed general information on the area and things to do on our fabulous Island. Please note that all of PR. works with GPS Pin locators, so all our referrals and recommendations, as well as FB or Instagram locations will be sent using PIN’s. Please remember to support all the local small and family-owned businesses throughout the Island. Once booked, we will send you additional lists for: top things to do in PR, exciting activities for the adventuresome, foodies list for best eateries, etc. A printed copy of this manual will always be available to review in the Villa.

From the relaxing architectural cantilevered living room, the fabulous outdoor entertainment area, the spa-like pool area, the huge sauna & shower room or the five-acre groomed plantation (providing exotic flowers, fruits, etc.), you have landed into a dream vacation. Also, if you require maid services or butler services, we can provide a quote for this as well.

Things to do at Good Waters Villa- Enjoy the huge, heated saltwater pool with canopy beds for sunbathing, chaise lounges and plentiful water toys. Entertain your registered friends and family members at the outdoor kitchen/relaxing zone/ & outdoor dining area. Have communal gatherings at the specially designed living room zone. Get lost within the hilly terrain and explore while gathering many exotic wildflowers, breadfruit, jackfruit, soursop, acerolas, mangoes, limes, oranges, hobo fruit, tamarind fruit, quenepa fruit, etc. This area is also great for self-meditation getaways and yoga sessions as you will be immersed in nature, speaking to you through the many bird songs, tree frogs, etc. We can also assist you with on-site massages, dine-in chef options maid services and Butler services.

Beach & Saltwater Related- PR is recognized for our great beaches and you are centrally located within the Island to explore hundreds of options. Activities include surfing, kiting, stand-up paddleboarding, Kayaking, wind surfing, deep sea fishing charters, wave-boarding, diving, snorkeling, fishing, Bio-Bay tours, Day-Catamaran trips, ferries to the outer Islands of Vieques and Culebra,
Mountain Related- Largely unknown to most people outside our Island, we offer a huge number of options such as the famous El Yunque National Rainforest, a huge number of waterfalls and natural sliding rocks, World famous zip lines, hand gliding, paragliding, hiking adventures, mountain biking, four-wheeling, horseback riding, White water rafting, hand gliding, parachuting, caving, coffee tours, chocolate tours,
City and Nightlife offerings: Old San Juan, La Placita de Santurce, tours of Old San Juan, Foodie tours, many fort options, casinos, etc.
Services and General Info-
Keys, Gate & Beeper- You will be given keys to all areas, and a beeper to allow access onto the property. Lost keys- $20 -Lost beeper- $100. Keep the beeper within your vehicle to avoid leaving the property without it and not having access back in. It is MOST important that you keep the gated entrance always closed!
Maid Service- We require a mid-stay cleaning service for all stays over 7 days (or each 7th day) to be scheduled at the mid-point of your stay and payable directly to the maids. Call to coordinate best day/hour. It is best for guests to be out of the villa during this cleaning, so it’s best to coordinate a trip somewhere out on the island. Many guests request additional Maid or Butler services, and this can also be coordinated.
WIFI- We have high speed 1,000 mega service. During heavy storms the internet service could be interrupted. If this happens, please advise us via the app and we will call the provider to get an estimate of time to re-establish service. This could take a few hours or up to a day. Please be patient. Power- Similarly, during heavy storms or other acts of nature, the power could go out and this would be a great time to hit the road for the day, ensuring power restauration upon your return. Please notify us ASAP so we may notify the power authority. We will offer suggestions for a day trip for all interests. Please be aware no credit of any kind will be offered for this as these small island situations are of course, out of our control.
OUR POLICIES:
Weight Regulations- While we are sensitive to conditions leading to overweightness, we must protect our facilities for all future guests. All our furnishings are capable of resisting weight encumbrances of up to 250 lb. per square foot. All persons exceeding 250 pounds must take precautions while using any of our furniture, hammocks, floats, canopy beds, etc. All damages deemed by Good Waters due to weight-related damages will be charged to you. Also, please DO NOT move house furniture, pool furniture, etc. from its original location
Power Consumption- Electricity is VERY expensive in PR. You might pay an average of .5 to 10. cents/ kilowatt where you live. We pay a whopping 40. cents/kilowatt. All we ask is that you turn off the AC units while not on the premises. Also, do not run any AC with windows or doors open. If this is done, the AC unit will freeze and become inoperable. A technician will have to be sourced, and this is not always easy. Feel free to contact us for light switch locations.
Working Farm- all farm personnel are far away from the villa and have limited access to the property. However, we do perform maintenance to our villa landscaping as well as to the pool. We always work closely with guests to coordinate any activities that require maintenance to limit any contact with maintenance personnel.
Towels/Sheets- We take great pride in offering the best quality sheets and towels for our guests. If washing, please wash with only white items. Also, please do not use our white towels to remove make-up, dirt or sunblock. These will stain permanently. Every room is provided with make-up removal towels. Also, please remove shoes while in the home.
Supplies- We do provide all basic household supplies for all guests and for average length stays but please be sure to refill for longer stays.
Smoking- Use of cigarettes, pipes, vapes, cigars, etc. is NOT allowed in the house OR under the covered terrace. We have two designated smoking areas poolside.
Pets- We are great pet lovers but to maintain our properties fur/dander free for future guests, we must prohibit any and all pets from accessing Good Waters Villa. Please respect this policy
