The interiors of Villa Tre Colonne are designed to combine rustic elegance and modernity, creating a warm and refined atmosphere. The ground floor welcomes guests with a spacious living room furnished with comfortable sofas and a large TV, while the angular fireplace offers a cozy retreat during cooler evenings. The typical Tuscan kitchen is equipped with all modern appliances, with a large integrated fireplace that adds to the charm. The dining area, with a ceramic stove, adds a touch of warmth and intimacy, while the windows offer spectacular views of the surrounding countryside.

Upstairs, the bedrooms provide an oasis of tranquility, each with its own private bathroom. Two of the bedrooms are doubles, while the third has two separate beds, making the villa ideal for groups of various sizes. Depending on the season and weather conditions, with the heating system activated the water temperature may

generally reach between 22°C and 28°C.

To achieve the desired temperature, it is usually necessary to activate the heating system between 2 and 6 days

in advance, depending on the season and weather conditions.

The cost of the service depends on several factors: • seasonal outdoor temperatures • weather conditions • energy costs

during the stay • proper use of the thermal pool cover by the guests. To avoid unnecessary heat dispersion, guests are

kindly requested to open and close the thermal pool cover independently.

"WATER CONSUMPTION: In case of water problems in the area the Society could fix a limit of water consumption considered included. Over this limit the consumption will be an extra cost to be paid at the end of

the holiday period at the price € 5,00/m3. We will calculate a sufficient amount of water to cover normal consumption for a normal holiday stay. This is to avoid water wastage."

"CLEANING: the final period cleaning it is compulsory. In case of stays longer then 1 week the other cleanigs are not compulsory but upon request. In case of long stays we will deliver fresh sheets and

SWIMMING POOLS: swimming pools are closed in winter, low and mid-low season. In low and mid season could be sometimes opened and an extra fee will be asked. Preventive just upon request. The eventual heating is always an extra and switch on upon request. We need at least 4 weeks notice prior to arrival date to open and 2 weeks to heat the swimming pools. Services are not availables for last minute bookings ( less then 3 weeks before arrival). Swimming pool OPEN from 15/05 till 02/10

ACCOMODATION PRICES: In case of different uses included events the price will be personalised.

Upon the confirmation, 30% of the total amount is due as deposit.
