Suspended on a hillock at an altitude of 457 m, with a breathtaking view of the surrounding hills, in the greenest heart of Umbria, stands La Cerqua, a beautiful farmhouse entirely clad in stone. Here, absolute protagonist is the natural scenery that surrounds the property: from every angle the vast, 1-hectare park which surrounds the house like a natural terrace offers an open view of the immense skyline. A lovely location with a tastefully furnished interior, very comfortable, spacious and with great attention to every detail. The wooden-beamed ceilings, the terracotta floor and the numerous stone fireplaces bestow on the house the typical charm of Umbrian farmhouses. The marvelous swimming pool, purified with salt, promises absolute tranquillity and is embraced by a well-kept lawn, olive grove, tall trees and many fragrant and colourful blooms. The ground floor of the house is dedicated to a large living area with two sitting rooms and a kitchen with dining area. The floor is completed by a double bedroom with ensuite bathroom, a laundry room and two guest bathrooms. The first floor contains another three bedrooms, all with ensuite bathroom. The bedrooms will be equipped with air conditioning from the 2022 season. A large outdoor dining area under the pergola and a comfortable living area that lends itself perfectly to enjoying a convivial glass of wine; this and more is offered by the magnificent outdoor area of La Cerqua. In short, a splendid residence for those in search of privacy and relaxation. We are in Saragano, a small medieval borgo, characterised by an old fortified castle and a square, with olive groves and vineyards stretching as far as the eye can see. La Cerqua is the perfect departure point for excursions to Todi, Orvieto, Perugia, Assisi and Spoleto, as well as to Florence and Rome, being just a few kilometres from the E45 highway which connects with all of Umbria, Tuscany and Lazio. Services and shops for basic needs are 6 km away in San Terenziano.

Interior:
La Cerqua has two floors, with the main entrance on the ground floor leading to a TV room, a kitchen with fireplace and dining area, a second sitting room with comfortable sofas, a double bedroom (with fireplace and ensuite bathroom with tub) which communicates with a study with single sofa bed and ensuite bathroom with shower. A laundry room and a guest bathroom complete the floor. Two French windows allow direct access out to the pergola where the outdoor dining area has been set up. From the ground floor, two flights of stairs lead up to the first floor divided into two separate wings. The first staircase from the main entrance leads up to the first wing with a double bedroom with ensuite bathroom with tub, a double bedroom with ensuite bathroom with shower and a study, without door, with fireplace and single sofa bed. This part of the first floor can also be reached via an external staircase. From the second sitting room a further brick staircase leads up to a double bedroom (with divisible bed) with ensuite bathroom with shower. All the bedrooms will have air conditioning from the 2022 season.

Park:
The estate in which the farmhouse is located extends for1 hectare and contains the well-kept garden, a luxuriance of many types of blooms, a splendid olive grove and tall trees that alternate in the orderly lawn areas around the house and the pool. The garden offers a never-ending view of the surrounding hills and the most beautiful borghi in Umbria. In the fully-equipped outdoor area, under the large pergola with direct access from the kitchen and sitting room French windows, is a dining area, completed by a portable barbecue, and a living area with sofas and armchairs from where you can admire unforgettable sunsets while sipping an aperitif. The automatic wooden entrance gate leads directly to the parking area with 4 covered spaces and 2 uncovered ones.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
About 50 m from the farmhouse and reached along a level path, then down 60 wooden steps, or through the olive grove, is the large swimming pool, set in the centre of an extensive lawn area, the ideal spot for admiring beautiful panoramic views. The pool, measuring 13 x 6 m with the depth varying from 1.50 to 1.80 m, is lined in PVC with a stone border and has Roman steps for access to the water. The purification system is salt. Along the perimeter of the pool is a stone-paved solarium area, equipped with sunbeds, a swing chair, a gazebo and two majestic palm trees to ensure a quiet and shady rest during the hottest hours. The pool area is completed by a cold water shower, a changing room, fridge and a toilet. The pool is open from the last Saturday in April until the first Saturday in October.
