The space
Welcome to this thoughtfully designed 2,038-square-foot lakefront home on Lake Granbury. Beautifully staged with comfort and style in mind, this 3-bedroom, 2-bath retreat offers water views from nearly every room and plenty of space for families, couples or friends to relax together.

LAKEFRONT LIVING
Step outside to the expansive new waterfront deck overlooking the water, located just off the main lake. Start the morning with coffee by the water, enjoy outdoor dining, or relax around the propane fire pit when local conditions permit.

WATER FUN
Guests can launch the two provided paddle boards or kayak directly from the property. Life jackets are provided, and a neighborhood boat ramp is conveniently located nearby for those bringing their own watercraft.

INSIDE
Large windows showcase the waterfront setting and bring natural light and beautiful views into the home. The furnishings and décor were carefully selected to create a polished, comfortable space that feels special enough for a getaway while still being easy to settle into and enjoy.

Whether you're spending the day on Lake Granbury, relaxing on the deck or heading into Granbury for dining, shopping and entertainment, Sleepy Water gives you a beautiful waterfront home base for your stay.

Guest access
Guests have private access to the home, expansive waterfront deck, yard directly behind the home, and dock/water access. The locked cleaning closet is off limits to guests.

Enjoy the provided 2 paddle boards, paddle boat and kayak for exploring the water. Life jackets are available in the shed, and a neighborhood boat ramp is located just across from us for guests bringing their own watercraft.

Please note that the owner’s boat, and golf cart remain at the property and are not available for guest use. The dock provides water access but is not equipped with tie-ups or bumpers for guest boats.

Please use only the yard and waterfront area belonging to Sleepy Water, as the vacant lots beside the home are privately owned.

Although we gladly accept same day bookings, it may require a later check in time. Please contact host to inquire.

WATERFRONT & LAKE LEVELS
Sleepy Water sits just off the main body of Lake Granbury. Lake levels naturally fluctuate, and during periods of unusually low water, the area past the dock may have limited or no boat navigability. Water levels and conditions are outside the host’s control. The dock still provides convenient water access for the provided paddle boards, paddle boat and kayak when conditions allow.

BRINGING A BOAT?
A neighborhood boat ramp is located nearby. Please note that the property’s dock does not have guest tie-ups or bumpers. The owner’s boat remains at the property as does their golf cart, and are not available for guest use.

PETS
Up to 2 dogs, 40 lbs or less each, are welcome. No cats. Dogs must be kenneled if left unattended in the home; kennels are provided.

OUTDOOR AMENITIES
The propane fire pit is available for guest enjoyment except when drought conditions, burn bans or other local restrictions make its use unsafe or prohibited. No refunds will be given if fire pit is not available because of conditions outside of our control.

Please use only the yard and waterfront area belonging to Sleepy Water. Adjacent vacant lots are privately owned.
