• Payment
All bookings and payments are securely handled through Airbnb. Depending on Airbnb’s payment options at the time of booking, you may be able to pay the full amount upfront or choose a partial upfront payment plan. We only receive payment after you have checked in. Please note that cash payments are not accepted, and your reservation is not confirmed until Airbnb has processed your booking.

• Security & Damage
Airbnb does not require an upfront security deposit. Charges will only be considered if a legitimate damage claim is submitted in accordance with Airbnb’s policies after your stay.

• Cleaning
Your booking includes a standard departure clean. If you would like additional cleaning during your stay, this can be arranged for an extra fee, subject to availability.

• Check-In Information
Your check-in and check-out instructions will be sent approximately 24 hours before arrival and departure via your Airbnb messages and/or SMS. Please ensure your contact details are accurate and that your phone is available to receive updates.

• Important Building Information
This apartment is located in a newly completed luxury building that is currently in its initial launch phase. While your apartment is fully finished and ready to enjoy, some areas of the building are still being completed as additional residences are handed over. During this period, you may notice protective coverings in the lifts, reduced lift availability, or slightly longer wait times while residents move in and building operations are finalised. We appreciate your understanding as this exciting new development reaches full completion.

As hosts, we do not own, manage, or maintain these common areas. Any concerns raised regarding shared building facilities must be referred to the building management and/or body corporate, who are responsible for their operation, maintenance, security, and upkeep.

While we are always happy to advocate on your behalf and assist with communication, matters occurring in common areas are outside of our direct control and should not be considered a reflection of the apartment itself or the accommodation experience we provide within the property. We appreciate your understanding that any disruptions, incidents, maintenance issues, or concerns relating to shared facilities are manage separately from our accommodation services.
Our lower base rate is designed for 1 guest, keeping solo stays affordable, while additional guest pricing keeps rates fair for everyone. Please enter the correct number of guests when booking so pricing adjusts accurately.

This allows us to properly prepare the apartment for your stay, including:
• The correct beds made up
• Adequate linen and towels
• Sufficient consumables (toiletries, coffee, etc.)


House Rules

1. No Parties or Events

Strictly no parties, gatherings, or events. Excessive noise will result in immediate cancellation of your stay without refund.

2. Registered Guests Only

Only guests listed on the booking are permitted on the property. Unapproved visitors are not allowed without prior written approval.
People are able to visit, but not stay without approval due to insurance purposes.

3. Noise & Quiet Hours

Please respect neighbours and keep noise to a minimum at all times.
Quiet hours are from 10:00pm to 7:00am.

4. No Smoking

This is a strictly non-smoking property (including vaping). Smoking inside will result in a professional cleaning fee.

5. NO PETS
UNDER ANY CIRCUMSTANCES

6. Check-In / Check-Out

Check-in and check-out times must be respected unless otherwise arranged in advance. Late check-out without approval may incur a fee.
$60 fee

7. Care of the Property

Please treat the apartment with care, Any damage, breakages, or missing items must be reported immediately. Guests may be charged for repairs or replacements if found without reporting.

8. Cleanliness

Please leave the apartment in a tidy condition:
Wash dishes or load dishwasher
Leave rubbish neatly in kitchen
Turn off lights and appliances ( aircon )
Excess cleaning may incur additional charges.

9. Keys & Access Devices

Lost keys, fobs, or remotes will incur replacement fees, especially where building access systems are involved.
$200 replacement fee applies
$100 lockout fee ( $250 after 9pm )
We are available from 7-7 daily outside these times there`s a chance you won`t be able to make contact.

10. Safety

Do not tamper with smoke alarms or safety equipment.
Balcony safety must be respected at all times.
Please stack chairs when leaving & close doors to avoid wind damage.
Tampering with incurs a $200 fee

11. Illegal Activity

Any illegal activity will result in immediate termination of your stay and may be reported to authorities.

This is a boutique apartment with expensive furnishings throughout, in the event that an item/s are damaged in any way during your stay you are liable completely for the retail replacement cost of the items.
Agreeing to the house rules means you understand and accept.

Please note that if you experience any issues or incidents within the building’s common areas, including lifts, hallways, car parks, pools, gyms, or other shared facilities, we ask that you notify us as soon as possible so that we can assist and report the matter to the appropriate parties.
