HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law.
Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all times. Even though a cleaning fee is charged, you are expected to leave the Property in a clean, neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon your departure.
AA. This house is privately owned. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of any Guest or any other person. By accepting this reservation, you expressly assume the risk of any harm arising from your use of the Property or others whom you invite to use the Property.
BB. Damage Protection Policy: A mandatory fee for third-party accidental rental damage insurance will be automatically charged to each booking. Should the assessed damages and or the amount of missing items, exceed the maximum limits of the insurance policy, you shall

This home is as described and in a great location for downtown activities. The only semi-issue we ran into was the amount of little black bugs that were in the house, as well as several spiders. Most of our party was from CO so we know it comes with the territory but it felt like more than normal. Beyond that, the house had lots of great amenities, was quiet, and comfy!

Cute mountain home

This rental was perfect for our group! It had everything we needed for a comfortable and relaxing stay. The neighborhood was quiet yet centrally located—close enough to downtown for those who wanted to shop, but far enough away to enjoy peace and quiet at night. We also loved how convenient it was to both the ski areas and the hot springs.The home itself was clean, the beds were comfortable, and check-in was a breeze, exactly as described. The onsite parking was a huge plus, making it easy to come and go. The washer and dryer were a lifesaver after long days on the slopes and in the hot springs. And considering how many people we were able to accommodate comfortably, the price was incredibly reasonable.If you're looking for a well-located, cozy, and hassle-free stay, this is a great choice!

Best stocked Vrbo ever!

Pictures don’t do interior justice. Very comfortable, very clean (including hot tub), nice furniture, best stocked VRBO I’ve ever stayed in. Easy access to glenwood springs and all points west without having to deal with city traffic. Handbook has all information you will need. Only warning for those with any back problems: beds are comfortable but not at all firm. Really enjoyed our stay.

Family reunion stay

This large home on a corner lot worked perfectly for our multi generation family reunion. It was very well equipped, especially for cooking. A car is needed (cabs are available) but attractions are very close by.

Great family home

Our time in Glenwood was fantastic and this home was a great place to call home while we were in town. Close to hot springs and the amusement park, level roads surrounding made it easy to bike and walk with kids. The house is compact but has all the necessary amenities and a fully outfitted kitchen. Infant accessories along with lots of kid/adult games and books.

Hot Springs

Visiting Glenwood Springs to see the hot springs and raft on the Colorado River. Stayed at Garfield County VRBO, which was perfect in every way. We lounged in the hot tub, enjoyed meals on the deck, and watched movies at night. Could not have been better!

Nicely remodeled home. 5-6 minutes from both hot springs and adventure park. Beds were very comfortable, well stocked kitchen, great seating in living room and master, nice bathrooms, and patio was awesome! We didn’t use hot tub since did hot springs, but looked clean and room for 4-6. Neighborhood is little noisy, but nothing crazy. Would 100% stay again.

Well-maintained property

This was a nicely maintained property that met our needs just fine. We enjoyed the hot tub and had plenty of room inside. The negatives were it was about a 10 minute drive from downtown and very close to an industrial area. Overall, it was a good experience.

My family and I rented this property for our annual Spring Break trip to Glenwood. The property was extremely convenient to get to town. My family and I enjoyed our stay! The house itself was very clean! My only complaint was the excessive amounts of chlorine in the hot tub, otherwise, we would definitely stay here again!

Great location

Great location, not good for people who are unable to do stairs easily, but I think it was pretty clear in the listing. Also plenty of room to park in the driveway, we were able to fit three cars without parking behind anyone. Would stay there again. Town note: roundabouts are infrastructure’s joke on society.
