As you step outside, you'll discover a great outdoor space designed with two firepits perfect for gathering around and sharing stories or toasting marshmallows. There is also a hot tub that will soothe both the body and mind. A covered deck provides a shaded retreat where you can sit back and enjoy the fresh air while taking in the surrounding views.

The Space:
Welcome to the River Haus and the Tristian Suite, where comfort and relaxation await. Let's dive into the specific details of the space and configuration.

Step into the inviting River Haus, where modern amenities and rustic charm blend seamlessly. This delightful unit features two bedrooms and two bathrooms, accommodating up to six guests.

The living room is a cozy and welcoming space, complete with plush seating for relaxation and an entertainment center featuring a flat-screen TV. Enjoy quality time with your loved ones or curl up with a book in this warm and inviting atmosphere.

The fully equipped kitchen is a chef's delight, boasting modern appliances and ample counter space for meal preparation. The adjoining dining area features a charming table with seating for four, perfect for enjoying family meals or hosting intimate gatherings.

River Haus offers two comfortable bedrooms. The master bedroom features a luxurious king-sized bed, providing a restful retreat after a day of exploration. The second bedroom is thoughtfully furnished with two queen-sized beds, ensuring a peaceful night's sleep. The unit boasts two well-appointed bathrooms, each featuring modern fixtures and a shower for added convenience.

Tristian Suite is a cozy and intimate one-bedroom unit, providing a tranquil haven for up to two guests. The living area is tastefully designed, with comfortable seating to unwind and relax. Take advantage of the flat-screen TV for entertainment or simply enjoy the peaceful ambiance.

The kitchenette is equipped with all the essentials to meet your basic culinary needs. An island with seating for two creates a cozy spot for enjoying meals.

The bedroom is a serene space, featuring a comfortable queen-sized bed and offering a peaceful night's rest. The suite includes a well-appointed bathroom with modern fixtures and a shower for your convenience.

Both units have their own outdoor spaces, allowing you to savor the beauty of nature and enjoy the tranquility of your surroundings. A private hot tub for relaxation and rejuvenation plus a firepit to gather around in the evenings for s'mores and stargazing. The spacious yard provides plenty of space for outdoor games and activities.

The River Haus and Tristian Suite combo offers two distinct yet complementary units on one lot to provide everything you need for a memorable and enjoyable stay. Whether you're seeking relaxation or adventure, River Haus and Tristian Suite welcome you to experience the beauty of their surroundings and create cherished memories with your loved ones.

Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $62.54 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.
2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.
8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.
9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)
12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
13. Only utilize the designated on-site and off-site parking spaces at your rental.
14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

Plumbing didn’t work in one of the houses and they refused to fix it during our stay. Hard to not have a working bathroom . Not acceptable!! Expect substantial compensation.Could never get communication with host before trip. No outside lighting to get to hot tub. Spent way to much time on phone trying to get answers and results from our issues. Odors in both houses.Really don’t think VRBO should work with this second party and host, not good for your reputation.
