1. Check-in instructions, house rules, and property addresses will be available via email.
2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.
8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Stay Texas authorization to levy a minimum additional cleaning fee of $500.
9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
13. Only utilize the designated on-site and off-site parking spaces at your rental.
14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

Great house with a huge backyard. Had everything we needed. The only issue was lots of hair on the floor in one bathroom. Owners offered to send someone to clean it. We would stay here again because everything else was great!

This house was perfect for our group of two couples. There was plenty of room for us to spread out in the living room, sun porch, and back yard if we needed a little introvert break. The property was in great shape and spotlessly clean. It was also very close to the downtown restaurants and shopping area. We would definitely stay there again!

Great stay!
Spent 3 days here as a base location to visit wineries and explore Fredericksburg. The home was a perfect location not far from the main streets of Fredericksburg and offered a wonderful backyard for grilling and games. The hosts were most accommodating in check in process and communications throughout our stay. Would highly recommend!

A Gem in Fredericksburg
This property was so clean, beautiful and everything was exactly as shown in the pictures.We had a problem with figuring out how to turn Netflix on, during Xmas eve night and I was able to talk to someone at Cosi vacation rentals on the phone, and he helped us find a way to turn it on without the remote.This was a great experience! Nicely Renovated
This property was perfect for 2 couples. The home has been renovated nicely. Pictures and details were as promised. Check in and out was uneventful and they were very communicative during our stay. 2nd bedroom could easily fit and king and would be a nice addition for couples. Hot water was a concern when everyone wanted to shower. More pillow options that are thinner would be welcomed by those who do not prefer a thick pillow.

Lovely spacious updated home
We enjoyed our stay. It was clean and nicely updated. We enjoyed having the sunporch to hang out in the mornings for coffee and quiet reading time while the living room was comfortable for watching tv or visiting. The cooler temperatures had us burning a fire in the backyard fire pit and sitting around the fire enjoying the time to visit… we had a couple of deer come by and graze in the yard Nextdoor. This location was very convenient to Main Street but it was very quiet on the surrounding streets. We really enjoyed the beautiful kitchen and the convenience of a washer and dryer to take care of some laundry while we were there. It was a great place to stay with friends while visiting Fredricksburg during the wildflower season .
