NO STORM DAMAGE AND BUSINESS AS USUAL IN THE SURROUNDING TOWNS! Welcome to MT Vista Lodge, your ultimate escape to the GREAT SMOKY MOUNTAINS! With 4 levels of luxury there is plenty of room for multiple families and amenities for everyone to enjoy! Internet, streaming television and cell service allows you to stay connected in this exquisite mountain lodge with breathtaking mountain views.


Large decks on every level provide numerous options for seating, reclining and outdoor dining. The main deck offers a convenient place to grill with large dining table and a fire table with seating so you can enjoy the gorgeous sunsets. Inside the main level you are greeted with cathedral ceilings and a 20 foot stone gas fireplace to relax next to. Heated plank tile floors and large scale windows allow you to enjoy that view from every angle. This floor offers 2 queen bedrooms separated by a full bathroom with easy access to the kitchen, dining and main living area. This great kitchen comes fully equipped with everything you need to prepare a perfect family dinner.

The loft above is a great space the kids can lounge and enjoy the large screen TV, shuffleboard, game table, PlayStation and board games. The loft has 2 bunk beds with twin mattresses that sleeps 4 and has a full bathroom.

On the main level their are 2 bedrooms separated by a bathroom with 2 queen beds

The stunning mid level master suite has a king size bed, gorgeous stone gas fireplace, large screen TV, separate tub/shower. Walk out onto your private deck to enjoy the morning sunrise or lounge in the swinging daybed any time of day.

Their is even a one bedroom efficiency on the ground floor separate from the house which has a trundle bed with 2 single mattresses. serves as a perfect mother in law suite! Completely remodeled and charming as can be it’s the perfect private getaway.

Franklin is a unique town that has been referred to as the hidden “gem” nestled in the heart of the Blue Ridge mountains and the foothills of the Great Smoky Mountains. We are 30 miles from SMOKY MOUNTAIN NATIONAL PARK, the most traveled National Park in the US! Come explore all this quaint little town has to offer with a 15 minute drive to breweries, chic coffee shops, restaurants, shopping, kids fun park all surrounded by captivating natural waterfalls. Explore Dry Falls or 15 other surrounding water falls in your backyard. Feeling adventurous? Nantahala outdoor center is less then 30 minutes away with an abundance of outdoor activities including ziplining, hiking, white water rafting, mountain biking etc. Take a short scenic drive through the mountains and enjoy an exquisite dinner in the Highlands. Less then a 45 minute drive to Sapphire Valley and Scaly Mountain ski resorts. Your In the center of it all with less then 2 hours to Gatlinburg/Pigeon Forge and Asheville..

We had an amazing stay at this mountain house with friends and our two babies! The views were absolutely stunning — every window felt like a postcard. The location was perfect for both relaxing and exploring nearby trails. The host’s communication was excellent, making check-in and our entire stay smooth and stress-free. Highly recommend this spot for families or groups looking for a peaceful getaway with incredible scenery!

Beautiful house with incredible views. The bedrooms were comfortable and cozy. The house was clean and well stocked. The kitchen could've used a few more utensils for cooking but it was wonderful to have k-cups provided for coffee. We had trouble heating/cooling the home properly. The split units in some of the bedrooms only wanted to blow out hot air. And when we tried to open the screen doors in the day, stink bugs would sneak in. But overall the home in October maintained a steady temperature. Maybe easier to just put on a sweater in the morning and open the windows at night when the stink bugs are less active. Wonderful to sit in front of the stone fireplace in the morning and gas firetable at night. And again--that view from the porches is to die for.

Stunning place! I hold recommend for large families, there is plenty of room for everyone to have space. The views are unbelievable!! Our stepson got married and they came to have pictures on the back porch after seeing the view we had. Just gorgeous!

We have stayed here 10 out of the last 12 years and find this to be a perfect place to stay. One thing I do miss the ceiling fan in the master bed room. Plenty of parking and round to enjoy.

Great location. House is great. Loved the hanging swing/bed on the middle level porch. View is fantastic. Morning sun feels great on the porch. Some minor broken things when we arrived, but I chatted with the property manager and it doesn't sound as though we will be charged for those. Very nice property manager who is easy to communicate with.

Wonderful mountain home

This home is a great place for a mountain vacation. The porches are amazing and perfect for enjoying the view. We loved the fire pit on the cold evenings. We cooked most meals at the house and found everything we needed as far as pots, utensils, storage containers, appliances, etc. There was plenty of room for our group to spread out. The fireplaces were wonderful (and much needed on our trip). There were a lot of steps so this could be an issue for young children or people with mobility issues. Although the house is up a winding, mountain road, it was paved and easily driven. I definitely recommend this location!

Thanksgiving Getaway

We spent our Thanksgiving with our family at Mt Vista and had an amazing time!! The house was perfect for us all! There was plenty of room and we were very comfortable throughout our stay. We enjoyed time in the great room with the beautiful fireplace and also enjoyed the outdoor fire pit at night for smores! The views were stunning on each of the multiple decks;). We were so pleasantly surprised to see the house decorated for Christmas!! Especially that beautiful Christmas Tree!! We ventured out to the town of Franklin and Highlands while stopping at Dry Falls on the way…it was all So much fun!! We would love to come back!!

Amazing Views

We stayed at this property for one week and enjoyed many of its features. The house offers stunning views and has a fun game room upstairs. Its location just off a paved road made access easy, and we loved spending a few evenings around the fire pit. While the house was well-equipped, we did need to purchase a few additional items, such as extra dishwasher tabs, paper products, a sheet pan, and a new frying pan, as the provided ones are due for replacement. The fireplaces—both indoors and on the patio—are gas and very easy to use, though they’re primarily for ambiance. The WiFi worked well, and we had good cell reception with AT&T. We encountered a minor issue with the HVAC but found that only one unit connected to the compressor could run at a time. Checking the lines outside the house helped us identify which units were linked. Overall, we had a pleasant stay, and the views were beautiful at almost any time of day.

Labor Day Get Away

This house was perfect for our long weekend get away with adult kids and their spouses. Everything was even better than described! Plenty to do at the house (lots of games), plenty of space for each couple to enjoy quiet time and lots of room for us all to enjoy being together. After hiking and exploring each day, we loved hanging out on the amazing deck and watching the clouds literally float right by us. We will return!

This is a wonderful place in between Franklin and Highlands. We had a bit of a snafu during checking (the place had not been cleaned from the previous renters , and the owner did not have a backup plan). We figured it out and the rest of our say was very nice. At every level the decks give gorgeous views, the kitchen is well appointed, and there are fun games in the loft.

Mountain Family Adventure

This home is perfect for an extended family! Family of 12 had the perfect accomodations! The 4 children had the loft, bunk beds, games, a TV and more. The adults had private rooms, and we had the Master suite. 3 different levels of decking with seating, fire tables,and tables and chairs. The fire pit was our gathering in the evening for star gazing, marshmallows, and stories. Thank you for a wonderful mountain experience!
