Strict Property Rules

• No Indoor Smoking: Smoking of any kind is strictly prohibited inside the home. Any evidence of indoor smoking will result in immediate fees covering specialized odor removal, duct cleaning, and deep upholstery treatment.
• No Parties or Events: We love hosting groups, but parties, events, or gatherings of more than 12 total people (including daytime visitors) are forbidden. Excessive noise or unauthorized events will result in the immediate cancellation of your stay without a refund.
• Pets allowed for a fee: We are animal lovers. In order to protect guests with severe allergies, an additional cleaning fee will be applied for all reservations with pets of $150
• Extra Guest Fees: Our base rate covers up to 10 guests. An additional fee of $25 per person, per night is automatically applied starting with the 11th guest.
• Check-Out Time: Standard check-out is strictly at 10:00 AM. Because our cleaning crew frequently prepares the home for same-day arrivals, unauthorized late check-outs will incur a $150 fee. Please message us in advance if you need to request flexibility.

Pool & Outdoor Guidelines

Whether you are taking an early morning dip or swimming under the stars, our pristine, heated pool ensures the water temperature is perfect year-round. Lounge in the sun, relax on the poolside deck, or gather around for a poolside evening after a full day exploring the city.

• Swim at Your Own Risk: There is no lifeguard on duty. Guests assume all liability for pool safety and injuries.
• Pool Rules: Absolutely no diving, and no glass or food is permitted in or near the water.
• Family Safety: For your peace of mind, the backyard doors are equipped with a child safety alarm.
• Routine Maintenance: Our pool service team visits every week, typically on Tuesday or Wednesday morning for a quick 30-minute cleaning to keep the water crystal clear for you.

Safety, Privacy & Smart Systems

• Noise Monitoring: To respect our local neighborhood guidelines, the property features two decibel-level monitors (one in the kitchen, one by the pool). These devices do not record audio or video; they simply measure volume levels and alert us if local noise ordinances are being exceeded so we can remind you to dial it back.
• Exterior Security Cameras: For your safety and property protection, we use motion-activated exterior security cameras that record video and audio. There are absolutely zero cameras inside the home. Your indoor privacy is 100% guaranteed. Cameras are positioned only at:
• The front door/garage (facing the driveway)
• The side paths (monitoring AC units and equipment gates)
• Keyless Entry: A tamper-proof Smart Lock on the front door provides secure, seamless keyless entry throughout your stay.

Plumbing & Local Climate Care

• Sensitive Plumbing: Our system can only handle toilet paper. Flushing baby wipes, makeup wipes, feminine products, or trash will cause immediate backups and result in a guest-paid repair fee.
• Sub-Tropical Climate: We routinely pest-control the home, but Florida’s warm climate means occasional local critters try to find a way inside. You can heavily prevent this by keeping exterior doors closed when coming and going.

Required Guest Screening

• ID Verification: To comply with local short-term rental regulations, all booking guests must complete a secure verification through our third-party partner, Truvi, within 48 hours of booking.
• Security Choice: During verification, you will be given the choice between a small refundable security deposit or purchasing a non-refundable damage waiver.
