Duplex & Noise Awareness
This property is a duplex. Your entire unit is private, but as with most multi-unit homes, you may occasionally hear normal living sounds from the neighboring unit. To support a restful stay, we’ve provided white-noise devices, sound-reducing curtains, and additional sound-mitigation measures in the bedrooms.

Shared Pool & Backyard
The pool and backyard are shared between the two units. Please be respectful of the other guests and enjoy the space considerately.

Shared Areas and Staff Access
The swimming pool, front yard, and backyard are shared with guests staying in the neighboring unit. To keep these areas clean, safe, and well maintained, authorized cleaning, pool-service, landscaping, pest-control, and maintenance personnel may access them during your stay, generally during reasonable daytime hours.
Because these are shared spaces, staff access may occur without individual advance notice. Staff will make every effort to minimize disruption and respect guests’ privacy. They will not enter your private rental unit unless access has been arranged with you or is required for an urgent maintenance or safety issue.

Pool Heating and Maintenance
The pool is heated, however pool temperature may vary based on outdoor weather conditions. During cooler periods, it may take longer to fully heat or maintain the desired temperature.

Our pool is serviced weekly and is consistently sanitized and well-maintained. However, weather conditions may occasionally cause leaves, bugs, or other natural debris to enter the pool between cleanings. This is normal and should not affect your enjoyment. A pool skimmer is provided for quick and easy cleanup if needed.

Important Florida Pest Note:
South Florida’s warm, tropical climate means occasional outdoor insects or palmetto bugs may be seen, especially after rain or if doors are left open. We have the home professionally treated on a regular pest-control schedule and keep the property thoroughly cleaned between stays. Please keep doors closed and avoid leaving food out. If you notice any issue during your stay, message us right away so we can address it promptly.
