**$350 Pre-Authorization Hold:** We require a $350 pre-authorization hold on your account upon check-in to cover potential damages. This is not a charge, but a hold. Check-in will not be permitted without a valid card on file to cover any incidental charges or potential damages during your stay. Provided there are no damages, missing items, or house rule violations, the hold will be released 5 days after your check-out.

Please note: Completing the Rental Agreement Form and Check-in Form is mandatory to finalize your reservation. Once your booking is confirmed, the forms will be sent to you and must be completed in order to proceed with your stay.
Guests must send a photo of a valid ID that matches the name on the reservation via message before receiving check-in instructions.

-***Occupancy limits per the number stated in this listing are strictly enforced per city ordinance -and full names (legal first and last names) guests must be provided upon booking.

-One parking spot per reservation in the driveway. Only standard-size personal vehicles are permitted, and no trailers, boats, vessels, recreational vehicles (including RV’s, campers, mobile homes, 4 wheelers, etc.), buses, box trucks, oversize, or commercial vehicles are allowed—$ 500 fine for violation. Violation may result in immediate cancelation of the reservation without a refund.

-Host reserves the right for service providers to access the exterior of the property to maintain landscaping, provide pest control, and provide other maintenance services during the guest's reservation

-No parties/events/gatherings. Any guest/group found to be having a party will be required to leave immediately without a refund for any remaining night(s). $500 fine for violation.

-Quiet hours are from 10 PM- 9 AM. Any noise complaint will result in a $500 fine. Violation may result in immediate cancelation of the reservation without a refund.

-No indoor smoking. Smoking includes but is not limited to cigarettes, hookah, vaping, pipes, cigars, and any cannabis use. Outdoor smoking at least 10 feet from the building is permitted, and all windows/doors to the unit must remain closed while smoking outdoors. $500 fine for violation. Violation may result in immediate cancelation of the reservation without a refund.

-If you would like to bring a pet, you must inquire BEFORE BOOKING regarding breed limitations and agree to our pet policy (1. Immediately clean up pet waste and dispose of bagged/sealed waste in an outdoor trash bin or provided pet waste receptacle, if provided. 2. Keep them leashed or crated anytime they're outside. 3. You acknowledge responsibility for any damage caused. 4. Pay the pet fee prior to receiving check-in instructions.). There is a $100 non-refundable fee per pet to cover the additional cost of cleaning.

-Checkout is at 11 AM. If you want 12 PM noon checkout, please inquire whether it's available for your stay (for an additional $25) by 9 PM the night before your scheduled departure! Requests made after this time will not be able to be honored since it affects the cleaners' schedule.

-Check out time is 11AM unless otherwise agreed upon with the host and late 12PM check out fee is paid prior to 10PM the night before check out. Failure to check out on time will result in overstay fees.

-Check-in is any time 4 PM or later. Due to increased precautions, if you want to request early check-in or to drop off bags before 4 PM, that must be requested and approved in advance. Due to the cleaners' schedule, requesting early check-in or early bag drop-off does not guarantee it will be possible.

-Since South Florida has a sub-tropical climate, it almost never gets even close to freezing, which leads to it being a desirable climate for humans, geckos (brown anoles), and insects. While rare, and despite routine pest control, it is possible for an insect or gecko to get inside through an open door, window, etc. Refunds for finding insects or geckos are not given.

-We stock the initial supply of consumables (like toilet paper) and towels/linens based on the capacity of/sleeping arrangements in the unit. Additional consumables or towels/linens are available for an additional fee.

-Do not adjust any mounted TVs. Due to its size and weight, it can't be swiveled/moved.

-To help ensure the safety of our guests, the property is monitored with exterior cameras. These cameras do not infringe upon any private area as they are all exterior. Exterior Cameras capture and record audio and video. No unplugging, moving, or any alteration of the security cameras or any of its cords, base station, or any other parts/apparatus. $1000 fine for violation. Violation may result in immediate cancelation of the reservation without a refund.

-It is unlawful for a sexual offender or sexual predator to occupy this residence and if so determined pursuant to subsection 15-278 [8] of this Code and the certificate of compliance number shall be included in all advertising.

-Crypto mining or similar activities are not allowed as indicated in our listing.

- Any guest who would like to have packages delivered at all must first obtain host permission. No packages may be delivered to the property outside of the guest’s booked and paid reservation dates. We are unable to store packages before or after a guest’s reservation. While we accept packages, please be aware that receiving USPS mail is NOT permitted. For any mail-related needs, we recommend utilizing local post offices or other available mailing services in the area.

- Once the stay has been completed, it is mandated that guests refrain from leaving luggage or personal belongings upon checkout. Please be aware that we do not possess a storage facility for such items.

-Please treat the property as if it were your own for your enjoyment and future travelers.

I waited a month to review as to give a fair evaluation. My husband and I spent 3 weeks at this property and we loved the location ... but that was the only positive. The apartment was filthy. We never took of our shoes once! I actually threw my slippers out on the last day. Additionally, 2 cockroaches during our stay was not pleasant. In fairness, I reached out to Eric, the manager, and he sent someone with pest control. The stove never worked which was a problem since we were there for 3 wks. I requested an air fryer, which he had sent over same day. The "futon" was not suitable for sitting, let alone sleeping. My husband sat in his camping chair every night. Finally, the AC units both malfunctioned during our stay - twice! Again, Eric sent someone but it meant I had to wait in the apartment all day until someone showed up. We were never offered compensation.

The property management company was always available to speak to and I appreciate that they made accommodations when they needed. However, the unit was not as clean as expected. The rug appeared to not be vacuumed and the floors were dirty to the point of darkening the bottoms of our feet on the first night. The futon is also not comfortable to sit on to watch tv. It is too worn-in where you can feel the coils while sitting. Even more importantly, the futon is not suitable to sleep on. They should purchase a new futon or pull-out couch so as to appropriately sleep 3-4 people. Fortunately, we had family nearby, so we used the blow-up mattress for the remainder of the trip.

this might be great for a couple looking for hotel like room.However if you wanted a functioning apt this is not for you. The third "double bed' is a futon that one sinks down to metal frame in 2 spots if you try to sit on it much less sleep. We got a blow up bed for our adult daughter. this was reported but not corrected by owner. The entrance codes written on VRBO web site at 10 minutes post check in was incorrect. The wifi codes were also incorrect. We called and got that corrected on phone. The washer is outside the apt around the back of apt building and costs $2. The oven was not working , as we found out the day before Thanksgiving. This was acknowledged by the owner but never corrected. There was construction outside the front door and on 3 sides of the apt. the bobcats were going from am to pm and entrance to apt was obstructed all day the last full day .The jackhammer was at times in front of doorway. Parking was an issue as piles of dirt sand and bricks were in parking areas. Bobcat not really watching for people trying to enter apt. My daughter was working on this vacation but had to leave to get reliable wifi multiple times and gave up on working from apt. This was also mentioned to owner. Night time noise was loud till well after midnight. moving furniture upstairs and sounded like construction going on upstairs. Not a place for you if seeking quiet. Kitchen has some scratched older pots but no dish towels to dry dishes. Was close ocean

The good points are that the room was clean, the location if the apartment was was good and close to the peir. Unfortunately the front door didnt lock so anyone could get in the room which meant we basically lived out of the car for the weekend because we couldnt leave any belongings anytime we went somewhere. I was told it was fixed mid-day after we got there but when we returned it was still not and the person i was texting with got quite snippy with me when i continued to struggle to figure it out (i only struggled because it was still broken when they said it was fixed!). Maintenace finally came back out that night, immediatley saw it was broken and had to replace the entire lock. There were no linens for the foldout in the living room and when they did bring them it was just sheets and no blanket. The foldout is essentially the size of a twin bed with a hard beam that runs down the middle of it. There is no other additional seating in the living room (fit 3 average size adults but with no space between us). There is also not a washer/dryer in the unit as was listed but instead onsite coin laundry.
