The very quiet and independent holiday apartment with its own separate entrance enjoys a unique and beautiful location at an altitude of 1000 metres, above the little village of Feld am See in Carinthia near the World Cup ski resort of Bad Kleinkirchhein. The 50mÂČ apartment for 2-4 people (ideally two adults with one or two children) occupies the whole ground floor of a three-storey, detached house with a garden, a terrace and parking space. All the windows in the apartment and the garden afford breathtaking panoramic views of the garden, forests, the Nockberge, the valley and two lakes. The beautiful and completely private garden (900mÂČ) affords wonderful views and has a terrace with a wooden table and benches, an awning, a large chestnut tree providing shade, a charcoal grill and play equipment for children (swing, slide, large sandpit and giant trampoline in summer), as well as up to four deckchairs and a parasol. Two free parking spaces are available on the driveway by the house. When holiday guests are there the owners, who live on the other two floors, do not use the garden, so it is for your own exclusive use. The house is detached, without direct neighbours. The surroundings are characterised by mountain meadows, fields, farms, forests, lakes, mountains and nature.
The apartment with modern wooden furnishing provides a bedroom with a double bed (180 x 200cm, two individual mattresses), two bedside tables with reading lamps and a big wardrobe. The living and dining room has a two-seater sofa, a coffee table, a dining table with chairs and can be used at night as a second bedroom (two single beds 90 x 200cm, of which one can be pulled out from under the other, serving as seating during the daytime). New June 2018: LED satellite TV (80cm, Astra German channels incl. e.g. Sky News, France 24 in English, Euronews in French), plus DVD player with USB port. The bathroom provides a bath with a shower, a toilet, toilet paper, a washbasin with a wall cupboard and mirror, a towel radiator and a hairdryer. Two towels per guest and bed linen are included and changed weekly. The entrance area has a well-equipped kitchen unit on one side (electric stove with four rings, oven, fridge with freezer compartment, dishwasher and tabs, filter coffee machine and filters, kettle, crockery, cutlery, glasses, cooking utensils, pots and pans, washing up liquid, salt and pepper, sugar, kitchen roll) and another little table with two chairs. There is also ski storage space in the entrance hall.
Free wireless Internet access is available in the apartment and outdoors. Oil central heating is included in the rental price during the winter months and there is also a portable electric radiator for use all year round. There is no air conditioning, as the apartment is pleasantly cool even at the height of summer. Pets are not allowed. It is a non-smoking apartment and all the floors are tiled or wooden floorboards. The apartment does not have a washing machine, but for longer stays the owners can provide a laundry service (see supplementary charges). There is no TV. The owners on the upper floors are happy to provide information and advice and speak English, German, Czech, French, Italian and Luxembourgish. Energy costs are included. The local tourist tax and the final cleaning (see supplementary charges) are to be paid in cash directly to the owners on arrival. There is no deposit.
