A beautiful townhome in a tranquil mountain setting, minutes from RMNP! At 1900 square feet, this open-concept retreat has plenty of space. Relax on the deck while listening to the quaking aspens, or gaze out the windows at Longs Peak and Prospect Mountain.
3 Kings Summit is a mountain condo providing the feel and experience of luxury mountain living.

Spaces for You to Enjoy:

LIVING ROOM:

A wall of windows and spectacular views of Prospect Mountain greet you as you enter the living room. This room has a large sectional sofa, comfortable chairs, and a cozy gas fireplace. Enjoy family time, watch movies, or stream your favorite show on the 55` Smart TV with surround sound.
The open-concept main floor provides a friendly and inviting living space with vaulted ceilings, exquisite views, and rich hardwood floors. It is excellent for catching up with friends and family or entertaining, allowing easy access between the living room, dining area, and kitchen. Stay cool with whole house air conditioning, or enjoy the deck.

KITCHEN/DINING:

The fully-stocked kitchen has beautiful granite countertops, rich, warm wood cabinets, and plenty of space for preparing meals. It is equipped with all necessary appliances and a gas stove. This kitchen has everything you need to cook a meal, including spices, condiments, and baggies. Recycling is made easy with cans conveniently located in the kitchen and garage. The dining area has a beautiful iron chandelier and a wood table that seats eight—the perfect place for gathering and making memories. The breakfast bar also provides extra seating for three at the counter.


OUTDOOR SPACE:

Enjoy the afternoon on the deck with a good book, or soak up the night sky and cool mountain air with a glass of wine. The deck has a gas grill, outdoor sectional, and coffee table. Take in the Aspen trees and wildlife as they pass by.

FAMILY ROOM:

The lower level has a lovely family room for additional gathering space with a second fireplace, a mounted 55` Smart TV to stream your favorite sports and a queen sleeper sofa with a memory foam mattress. The media console has games and toys to entertain the kids for hours.

LAUNDRY/MUD ROOM:

Just off the two-car garage is the laundry/mud room - big enough to hold all your hiking boots and gear. The laundry room also has a full-size washer and dryer for your use. Laundry detergent, stain remover, dryer sheets, iron, and ironing board are available.

BEDROOMS & BATHROOMS:

Primary Suite (Top/Main Level): This suite has a King-sized bed with a memory foam mattress, a 55` Smart TV, noise canceling windows, an incredible walk-in closet, and a private bathroom. The bathroom has a glass walk-in shower, dual sinks, and plenty of space for storing personal items. Enjoy the cool mountain breeze with the ceiling fan overhead.

Bedrooms 2 & 3 (Lower Level): each has a KING bed with a memory foam mattress, reading lamps, and ceiling fans. Bedroom 2 has French doors (with privacy blinds) off the family room.

Sleeping Area (Lower Level): The family room has space for two guests on the Queen pull-out sofa with a memory foam mattress. It shares the common bathroom on this Level.

All bedrooms have soft, high-quality linens and pillows, alarm clocks, reading lamps, ceiling fans, mirrors, and an additional portable fan.

The second full bathroom is just outside the two bedrooms (lower Level). This bathroom has stone counters and a combined soaker tub/shower. There are plenty of drawers for storing personal items.

All bathrooms have pump refillable shampoo/conditioner, & body wash, essential cosmetics items (Q-tips, Cotton balls, Makeup Remover), organic feminine hygiene products, hand soap, and a hairdryer.

We like to keep guests informed before their arrival, and we are available if you need something during your stay.

We are sensitive about guest privacy, yet; it is perfectly acceptable for distant travelers to become friends. Sara, our property manager, lives 2 miles away, should the need arise.

3 Kings Summit is 2 miles from the Beaver Meadows entrance to RMNP. Beat the rush and get to the hiking trails first! We are a ½ mile from downtown, local breweries, and restaurants where you can shop, eat and play. 3KS is 2 miles from the Estes Park Recreation Center and Golf Course and 3 miles from one of the largest YMCAs in the world!

WALKING ACCESS:

3KS is just STEPS from the Big Thompson river - enjoy a picnic or fish to your heart`s content (license needed). The river path at Park River West features almost ½ mile of trails. You might even see our neighborhood elk taking a refreshing swim.

Follow the path right from our property, and in under 5 minutes, be at Coffee on the Rocks, Estes Park`s best-kept secret coffee/wine house. Coffee on the Rocks sits on a gorgeous little pond with views of the Big Thompson River, Prospect Mountain, and the Tram. Feed the ducks, sit on their patio, and listen to live music, all while enjoying breakfast sandwiches and light meals. Dick`s Rock Museum and the Red Rose Rock Shop are next to Coffee on the Rocks. This unique shop provides the opportunity to purchase food for the ducks, pan for precious gemstones, and shop for various rocks, fossils, minerals, and decor.

Park River West is a special place, and we would love to host you as our guests. Before booking, please review the following FIRM rules by the Park River West Condo Association.

Great Thanksgiving gathering!

Beautifully clean and well stocked house and kitchen for Thanksgiving gathering! Great location with close proximity to Estes Park and Rocky Mountain National Park. Would definitely stay here again! Loved seeing the deer and elk in the neighborhood! Property manager was very responsive and available, even alerted us to snowy conditions to make our arrival easier!

Great location with lovely view

Very well stocked townhome close to the RMNP entrance. It was an ideal floor plan for two families traveling together with small children. The path along the Big Thompson River to the coffee shop was a special treat, and the floor to ceiling windows were perfect for stargazing with my granddaughter. * There is a bit of traffic noise but not really noticeable with the windows closed.

Overall, very good property. It appeared there was a conflict in parking information where VRBO allowed for four vehicles and the house literature said only three. The riverwalk area was enjoyable and it might be useful to highlight this amenity more, especially the ability to fish.

This place was perfect! Very clean! Has everything you need. It is right outside the RMNP and very close to down town. I loved that there was a market between the condo and RMNP and we could stop in every day before going into the park and get we needed. We will definitely be back!

Pleasant stay by mountains and streams

We stayed at 3KS during a recent family trip. We spent the majority of our trip at the RMNP and loved being so close to the park entrance. The neighborhood sits adjacent to a beautiful river that leads down to Coffee on the Rocks, which we visited each morning. The house itself was beautiful. The kitchen was very well stocked with appliances, cookware and spices. The beds were comfortable. The views from the front window were stunning. Chris and Sara were responsive and helpful in making sure we had everything we needed. We would absolutely stay here again the next time we visit Estes Park!

Great Property- location, clean, and stocked!!

3 Kings is in a great location. Close to RMNP, The Y, and town. It is by far the cleanest property we have stayed at. They have everything you need. Toys, games, wifi, vacuums, extra pillows, extra blankets, and more. Sara is an amazing host and property manager. She makes sure you have anything you need and is a text or phone call away.

Very Nice Stay in the Mountains

The townhome is very nice and comfortable. Everything is new and clean. My family of 4 had plenty of room and the amenities are perfect for a stay of a week or even longer. The location is close to town and restaurant options around are plentiful. It is also just a few minutes from the entrance to RMNP. Sara was prompt and courteous to deal with for any request we might have had.

Our family made some awesome memories in this amazing home and the beautiful Estes Park area!! Incredible Stay and Location

My husband and two adult children (18 and 20) had a wonderful stay at 3 Kings Summit! Everything inside is so well done... there were lots of simple notes and tips inside to help enhance our stay, which we appreciated. Everything we needed was right inside. I greatly appreciated the little things, like not needing to buy hand soap or dishwasher tablets, or anything of that nature. It is very well cared for, which made us want to do our best to maintain its beauty (coaster for drinks, placemats for meals, etc). The beds were super comfortable and we slept so well. Each morning we visited Coffee on the Rocks, a short stroll down the river, before entering the park (RMNP). The entrance to the park couldn't have been more convenient. With ice on the trails, I got an immediate response from our host through messaging about where we could rent microspikes...they were always at the ready to answer any questions. Cozy and comfortable

3 Kings Summit was just as pictured and even better in person. The home was immaculate, beds were comfortable and the furnishings were very comfortable and up to date. The home was very well decorated and well laid out. The welcome basket with snacks, and gift cards to the Coffee on the Rocks was a very nice touch and wonderful surprise! Easy check in and out and great communication. We really enjoyed our stay and love being so close to Estes Park and RMNP! Highly recommend this place and hope to be back soon!

Peaceful getaway

3 Kings Summit was just what our family needed for a peaceful break and the perfect place to reconnect to ourselves and nature. I’m not sure I have ever felt as “at home” in any other rental. The thoughtful details in every room of the house made it even more special. From the welcome gift basket to stocked ingredient staples in the kitchen and cozy basket of blankets, they thought of everything. Sara was an amazing host who was caring and attentive. Thank you for a wonderful stay. We’ll be back!

Wonderful condo!

This condo was perfect for our family of 6! 3 bedrooms all with king beds! It was super clean. The furniture and decor was so warm and inviting. It felt like home. The location was just right too. Very close to the RMNP entrance and just outside of town away from the busyness but still close to shopping and restaurants! I would stay here again for sure!

Fantastic stay in Estes Park

I’m not kidding when I write that this is probably the best rental property/experience we’ve ever had. The condo was immaculately clean, filled with quality, comfortable & cared for furnishings and linens and a great layout for our family to both spend time together and have some personal space when desired. It is very easy access to the Park and a great downtown without being crazy. And the walk down the path each morning to enjoy the river and visit the ducks on our way to grab coffee at Coffee on the Rocks was a perfect way to start each day. Wasn’t cheap, but was worth every penny. Cannot recommend a place more highly.
