Whether you're hiking the Appalachian Trail, visiting the Smokies or looking for a quiet retreat, our modern and comfortable, cozy cabin was designed with friends and family getaways in mind and is an ideal place to gather for a memorable stay in the mountains!

This cabin is the perfect space to relax and rest or enjoy a getaway with friends and family. The house is spacious, with all the modern comforts and amenities you will need to make it feel like a home away from home. It has an indoor fireplace, a hot tub with views, a fully equipped kitchen, and a great selection of board games, a ping pong table, and Foosball table to keep the whole family occupied.

As the cabin is located in the Coosawattee River Resort, guests have access to all the resort amenities include 3 pools, fitness center, game room with arcade games and much more. Additional details provided under the guest access section.

THE SPACE:

Three-floor house with a spacious layout:
**Main (Middle) Floor:**
- Entryway leading to kitchen, dining, and living room.
🛏 Bedroom 1: 1 queen bed and en suite bathroom (sleeps 2).
- Half bath next to the living room.

**Top Floor:**
🛏 Bedroom 2: 1 queen bed and en suite bathroom (sleeps 2).
🛏 Loft: 2 single beds and a queen sleeper sofa (sleeps 4).

**Bottom Floor:**
🛏 Bedroom 3: 1 queen bed (sleeps 2).
🛏 Bedroom 4: 1 queen bed and en suite bathroom (sleeps 2).
- Full bathroom shared by both bedrooms.
- Game room featuring a ping pong table and foosball table.
- Access to the hot tub.
🛏 Queen air mattress stored in the closet under the stairs (sleeps 2).

KITCHEN AND DINING
✔ Make yourself at home and please utilize all the kitchen appliances (stove with oven, microwave, dishwasher, fridge) to fix yourself a hearty meal.
✔ All types of cookware and utensils, including insta-pot, coffee maker, kettle, toaster, dinnerware, and utensils, are thoughtfully provided to ensure you’re well prepared ahead for any recipes.
✔ Start your morning with a fresh brew from our drip coffee maker or enjoy a steaming cup of tea (ground coffee, sugar, creamer, and tea provided).
✔ Spacious dining table seats 6 comfortably, with additional seating available, using our folding table and chairs that are stored in the closet under the stairs! We have a high chair available for the little one that tags along.

AMENITIES AND ENTERTAINMENT

✔ Keep your packing light as we provide paper towels, dish soap, dishwasher pods, trash bags, toilet paper, hand soap, laundry pods, and many more essential toiletries.
✔ Staying for a couple of days and need to keep your clothes fresh? Help yourself to our in-unit washer and dryer as well as the iron and ironing board, all available for your convenience.
✔ Fresh bath and bed linens are provided!
✔ Staying in? Start up a board game or battle it out with a game of ping-pong or foosball. Or simply unwind with a quiet book on the serene backyard while enjoying the sound of the creek flowing by.
✔ Technology: Ultra-fast Wifi, Nest Thermostat, SMART TV with YouTube TV (including ESPN, HGTV, Food Network and more).
✔ The hot tub is a great place to relax. Pets are not allowed in the hot tub. Children must be supervised by an adult . Use the hot tub AT YOUR OWN RISK!

***Kid friendly: Got kids? We do too! Child-friendly items (pack and play, high chair, plastic plates, and utensils, etc.) have been provided. Note that while the property is kid friendly it is not necessarily child-proof.

***Pet friendly: Dogs are subject to host approval and require a $150 pet fee per pet to cover additional cleaning costs. Dogs must be house trained and clean. Dogs are not allowed in the hot tub, on the beds or on other furniture and must be crated if left alone in the house.

***You will likely see and hear critters

***Bugs (ants, millipedes, bees, and other insects) may be present even inside the cabin. Our cabin is professionally treated by a licensed pest control company on a monthly basis. Being in the heart of the mountains can create its challenges with insects. We do not allow refunds for the presence of these type of insects so please consider that as you decide if this property is right for you.

***Deer frequent the area and you may see them in the from and back yard. These animals are wild and should not be petted or fed.

***The hot tub is a great place to relax. Pets are not allowed in the hot tub. Children must be supervised by an adult while using the hot tub. Use the hot tub AT YOUR OWN RISK!

GUEST ACCESS:

Free parking for four vehicles is available on the premises. No RVs or Street Parking allowed. We have enabled key-less check in with a key pad on the door. Access codes will be sent to you a few days prior to your arrival.

Coosawattee River Resort Amenities:

The resort has 2 outdoor pools and an enclosed, heated Junior Olympic-sized pool with 8-feet at the deep end and a large shallow end for the small ones, it's comfortable swimming year-round.

A heated kiddie pool is available for the very little ones where they can splash & play in shallow water.

Off of the Recreation Center's lobby are the Fitness Center and Game Room. The Fitness Center is complete with treadmills, weight machines, free weights, rowing machines, and exercise bikes. Satellite TV and Wi-Fi are also available. The Game Room is a coin-operated arcade with games, pool tables, and an air hockey machine.

The Recreation Center also has other outside attractions, which include tennis, basketball, and pickleball courts, plus an 18-hole miniature golf course. The equipment can be checked out at the Recreation Center desk.

Amenity passes are included with the reservation for upto 8 Guests. An additional amenity pass for 4 people can be purchased at the HOA office for $59. Only cash or check is accepted.

This home has been equipped with an outdoor surveillance camera for extra protection. Tampering with the security camera will result in an additional fee of $500.

Please note: We do not provide ice, filtered water or firewood.

** Do not place loose trash in the outside trash bins. ALL TRASH MUST BE BAGGED. The trash company will not empty the bins if there is loose trash in them. Thank you for understanding!

WINTER DRIVING
Please be mindful that you are renting a cabin in the mountains and use caution when driving in the winter. The roads leading up to this cabin are relatively flat and not curvy. Most roads in our area are paved and well maintained. There are limited streetlights on mountain roads. We cannot guarantee any road surface conditions.

We cannot control the weather and no refunds will be given due to weather conditions, so we recommend the purchase of Travel Insurance for all planned vacations. Travel Insurance will protect your Investment in the event of a weather event that would make roads impassable.

NOTE:
Please be aware that while we ensure that all furniture is well-maintained, it's important to use it responsibly and carefully to prevent any accidents. We advise you to take a moment upon arrival to familiarize yourself with the space and use all items as intended.

Please note that as per our house rules and VRBO's policy, the host is not responsible for any injuries incurred at the property. Your safety is important to us, so if you notice any potential safety issues upon check-in, please inform us immediately so we can address them.
