Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

No Pets Allowed
Pets are not permitted on the property at any time.

Stairs
Stairs are required to access parts of the home and it may be difficult for guests with limited mobility.

Security Cameras
Exterior security cameras are located around the perimeter of the property and face outward. They do not look into any interior spaces.

Parking
The driveway accommodates up to 8 vehicles. RVs and trailers are not allowed, and street parking is not permitted.

Door Code
Guests must contact the owner (Karen) to receive the door code.

Grill
A propane grill is available for guest use. Guests are responsible for providing their own propane.

Kitchens
The home features two fully equipped kitchens, one with brown cabinets and one with white cabinets. Both kitchens open directly to the covered backyard patio.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in.
