Stay cool with A/C in summer and ski right out the door in winter. Features include a king bedroom, loft with bunks and full bed (sleeps 6), fast WiFi, Roku TVs, and easy access to Ellicottville and Holiday Valley. Parking available (2-car limit during ski season).

The Space:
Step inside your perfect mountain retreat. As you enter the condo, you’ll first discover a cozy primary bedroom with a plush king bed, offering a peaceful night’s sleep after a day on the slopes. Beyond that, a narrow spiral staircase leads up to the open loft—a fun, playful space featuring a twin-over-twin bunk, a full bed, and thoughtful extras like a Roku TV, a Nintendo Classic game console, and comfortable bean bag chairs. This loft is ideal for kids or the young at heart, providing a special hideaway high above the main living area.

Downstairs, the remodeled bathroom, completed in 2022, showcases a modern walk-in shower, blending style and convenience. Move along to the galley kitchen, where shaker cabinets, quartz countertops, and new stainless-steel appliances invite you to whip up hearty breakfasts before hitting the slopes or savor leisurely dinners after a long day of adventure. There’s room for five at the dining table, ensuring everyone can gather together for meals, card games, and laughter.

Just beyond the kitchen, the living room awaits—a warm, inviting space centered around a gas fireplace and a 55” Roku TV. Plush seating encourages you to relax with a good book, plan your next day’s itinerary, or enjoy a movie night. Slide open the glass doors to the covered patio, where a loveseat and round table with chairs (available in the summer months) let you soak in panoramic views of the ski hills and golf course. It’s a soothing spot to sip your morning coffee, grill up a meal, or unwind beneath the stars.

Tucked away in the primary bedroom’s closet, a cleverly designed pull-down desk creates a dedicated workspace, allowing you to stay connected while still enjoying your getaway. With mini-split A/C to keep you cool in the summer and seamless ski-in/out access to the SnowPine and Sunrise lifts in the winter, this condo is as versatile as it is comfortable. From board games to scenic vistas, every detail is designed with your relaxation and enjoyment in mind.

The Neighborhood:
Located in SnowPine Village at Holiday Valley, you’re perfectly positioned to enjoy all-season resort activities.

Getting Around:
Rideshares are usually available on weekends. During ski season, a shuttle picks up in the parking lot and takes you directly to the Holiday Valley lodge.

Other Things to Note:
Please note that there are stairs from the parking lot down to the common building entrance, as well as additional stairs leading to the unit, which may be challenging for older guests. The loft stairs are narrow, and the loft may not be suitable for small children. During the winter months, a 4x4 or AWD vehicle is recommended due to snow and ice conditions. Additionally, there is a restriction of two cars per unit during the winter, and guest parking passes will be provided.

Holiday Valley offers year-round activities, including paddleboarding and kayaking at Spruce Lake, mountain biking, adventure courses, a mountain coaster, and golf. A day pass to the Tamarack pools and cabana bar is always a great time.

Interaction with Guests:
Check yourself in and out for convenience. I’m available via messaging and typically respond promptly. Messages after 8pm may be answered the following morning.

Rooms were clean and when we had a problem in the first room they switched us to a new room fast. Great customer service. Town was nice and had great places for eating. Close enough to Buffalo and Niagra Falls, we took a short drive and enjoyed a day there. Allegany State Park was amazing with lots of trails and lake to make a good day.

Booked this for a weekend away with my husband and 2 kids (5 and almost 2). The property was was very cozy and welcoming, the decorating was super cute! My kids loved the bunk bed loft area, the beds were very comfy. They also really liked the tv and bean bag set up, very cozy! I liked the master bedroom had enough room for the travel crib to go in and black out shades. The apartment had a great variety of pots and pans to use for cooking. We really appreciated the kids plates too! There was oil, spices and coffee to use as well. The grill worked nicely and the porch was very nice. The whole apartment was clean and very welcoming. There was lots of parking. Easy drive into town! The communication with the host was easy and I really appreciated that they checked in on us to make sure everything was okay.

We were looking for a place close to Holiday Valley ski resort. We were able to walk outside and get on the ski trail in less than a minute. The property owners were amazing! They have great communication, and they stayed in touch with us to make sure we taken care of. The property was clean and very comfortable. We will definitely book this property again in the future!

We had a wonderful time at this condo! It was beautifully decorated with many thoughtful touches and stocked so well! We were happy to use the ski in ski out. It’s only about a 5 minute drive into town with lots of fun things to do and shops to explore. Amazing dining too!

We stayed two nights. If you don't want a HUGE home that you get lost in, this is the place. Quiet, well situated, easy in and out. Clean and updated, linens included! It was a good stay.

We really enjoyed our stay. Booking and check in were easy, all via the vrbo app. The place was as advertised, clean, and comfy. The WiFi wasn’t working, but a quick message to the owner and we figured out the power strip for the router and modem had come loose, probably during cleaning. Once plugged in everything worked great! The one downside was no snow for skiing, so we went to Niagara Falls. Would book again!

My daughter, daughter-in -law, and I stayed here for a weekend getaway. My daughter-in-law lives in Ohio and we are from Northern NY. They both attended SBU, and we wanted to visit the campus. What a great time we had. We lived sitting on the deck. The place was awesome. We really needed nothing, but ourselves. It was only 5 minutes into EVL. Speaking of Ellicottville, it was so fun. We had dinner at The Gin Mill and Ellicottville Brewery. We enjoyed both. The brewery is an experience all on its own. Josh, the host, answered any question we had.

Booking and check-in was quite seamless and easy. All digital, all timely. Check-out even easier. The property is located at the end of the Snow Pine Village, right on the peripheral of Holiday Valley. While not super close to the SnowPine lift, there is access to the Catwalk trail (just outside the door) which runs right down to the base of the lift. Very convenient for getting those fresh tracks! Overall, the property was nice, but for the price I would definitely NOT rent again. Here's the plusses and minuses as I see them after just spending the weekend there with my wife and daughter: (+) Location is great. If you're skiing, you can be on a lift in 2 min or less (assuming there is snow and Catwalk is open) (+) Property has been updated and done so tastefully - modern and clean just like in the pictures. (-) Property needs someone to come in and fix things up a bit as it's now showing wear from renting (e.g., I had to fix the shower head as water was spraying all over the place as shower head wasn't tightened down, faucet in kitchen is broken) (-) This place is SMALL - nice for a couple, or a couple and a child, but there is really no private space other than in the one bedroom. It looks much larger in the pictures, but in reality, it's quite small (think tiny house - probably 600ish sq ft) (-) The spiral staircase is TINY. Small to the point that we couldn't even carry suitcases up it - we ended up handing it up to someone at the top. Fun for kids, but not super practical for anyone else. (-) If you plan on cooking anything more than toast, look elsewhere. There are VERY few pots and pans, and the range is really bad - the cook top was either very hot, or pretty much not on (near impossible to make a simple pasta dinner for my family) (-) Absolutely ZERO in the cupboards - no sugar for coffee, no basic spices - not even salt and pepper!!! (-) There was no opener for a wine bottle! We brought a nice bottle to have with dinner, but there was no way to open :( With a little bit of thought, and a price adjustment, this could be a great rental for the right couple/small family - but as it is now, it's overpriced for the value.
