Elm House and Ash Cottage are designed for comfort, connection, and relaxation. When booked together, the two homes sleep up to 16 guests across 6 bedrooms and 4 full bathrooms, offering space to gather as a group while still allowing privacy and quiet downtime.

Each home features an open living area with comfortable seating, forest views, and Roku-enabled smart TVs for easy evenings in. Outdoor areas include fire pits and space to enjoy the peaceful, wooded setting.

Both kitchens are fully equipped with full-size appliances, cookware, and everyday essentials for cooking meals together. Coffee enthusiasts will appreciate the Fellow Opus burr grinder, gooseneck kettle, V60, and coffee scale—no need to bring your setup from home.

All bedrooms include new memory foam mattresses, blackout curtains for deep sleep, and their own remote-controlled mini-split systems for reliable heat and AC year-round.

Sleeping arrangements across both homes:

3 King bedrooms, each with with forest, stream or fire pit views.

1 Queen bedroom with forest and stream views.

2 bunk rooms with a total of 8 twin beds, ideal for kids or additional guests.

All bathrooms feature modern fixtures and reliable hot water. One primary bathroom includes a deep soaking tub designed for quiet unwinding after ski days or time outdoors, with soft lighting and a calm, spa-like feel. The remaining bathrooms include walk-in showers and are thoughtfully stocked for easy, comfortable mornings.

Guests enjoy full access to both homes, including all living spaces, the fully equipped kitchens, six serene bedrooms, four modern bathrooms, and two in-home laundry facilities.

Outside, you’ll have exclusive use of your private back yard, outdoor seating areas, decks, fire pits, and driveway parking.

The 6.7 acres are mainly peaceful wooded land aside from your two houses on the property. Enjoy time outside, walking in the woods, sitting by the stream or inside the large living spaces.

Elm House and Ash Cottage is a true Upstate escape. You may see wildlife, hear the forest, and experience the occasional bug—part of the natural setting that makes the property special.

In the winter months, roads and the driveway can become snow-covered. The driveway is plowed, but guests may prefer AWD/4WD during heavier storms.

No parties or events. Elm House & Ash Cottage is intended for quiet, respectful stays only.

Only registered guests are allowed on the property. No outside visitors without prior approval.

No pets. The property is a fully pet-free home — a perk for guests with allergies and anyone who prefers a dander-free, exceptionally clean environment.

No shoes inside the home. This ensures that the indoor spaces are cleaner, cozier, and more comfortable for everyone. We recommend bringing your favorite slippers from home, and a shoe mat is provided at the entrance for convenience.

No smoking or vaping inside the home.

Fire-pit use: Fires must be attended at all times and fully extinguished before going inside.

Winter stays: Please keep all windows and doors closed and locked to maintain heat and keep the cold air out.

Security cameras: Ring floodlight cameras face the driveway and entry for safety. There are no cameras inside the home or in private outdoor spaces.

Respect the natural setting. Please do not feed wildlife and keep doors closed to prevent critters from entering.

Please clean up food and spills promptly to help maintain the home and avoid wildlife attraction.

Please observe the check-out time unless previously arranged. Our cleaning team works on a fixed schedule.
