🏊 PRIVATE POOL: available year-round. It is not heated, so the water temperature depends on the season and weather, and we cannot guarantee that it will be warm.

ℹ️ The entrance area of the property is shared with a separate cabin, discreetly integrated into the surroundings. Everything you see in the photos is for your exclusive use. Parking is available directly in front of the plot, outside (no garage available).

🔐 Access is self-service via key box. You will receive all the detailed instructions in the welcome guide.

🅿️ Free parking right in front of the plot, outside (no garage).

🌿 The entrance area of the property is shared with a separate cabin. The rest of the spaces are for your exclusive use (everything you see in the photos).

🐾 Pets are welcome, but are not allowed on beds or sofas.

📷 There are security cameras outside for access control. They do not record the interior. The system is linked to an alarm.

🔇 Quiet hours from 10:00 PM to 8:00 AM.

🚭 Smoking is not allowed inside the accommodation, but it is allowed outside (penalty of 300EUR if smoking is done inside).

👥 Maximum capacity: 6 guests.

🏊 The pool is available all year round, but it is not heated: we cannot guarantee that the water will be warm.

🚽 Please do not flush toilet paper down the toilet, as this can cause blockages. Guests may be held liable for any damages resulting from this.

⚡ The electrical installation is not enabled for charging electric vehicles. It is strictly forbidden to use the accommodation's sockets to charge the car outside.

⚠️ Security

🏊 The pool is private and is not fenced or has a lifeguard: children must always be accompanied by an adult.

🪨 The garden is nestled among natural granite rocks, with varying levels and some steps without railings. Take care when walking at night.

The house is in La Atalaya, a quiet area of villas on the outskirts of El Tiemblo (Ávila), on the edge of Gredos and next to the Alberche valley 🌄

🌳 The Chestnut Grove of El Tiemblo, with the centuries-old chestnut tree "El Abuelo", 8 min away by car: one of the most beautiful forests in Europe in autumn.

🏞️ San Juan Reservoir 20 min away and El Burguillo Reservoir next to the village: river beach, kayaking and paddle surfing.

💧 Charco Verde, a natural pool in the heart of the mountains, 15 min away.

🍷 Wineries of the DO Vinos de Madrid and steakhouses with Ávila IGP meat 10-15 min away.

The village offers everyday services: supermarkets, a pharmacy, bars, and restaurants. Several hiking trails start in the surrounding area.

HOW TO MOVE

🚗 A car is necessary. From Madrid it's about 55 minutes via the M-501, the "reservoir road" (98 km to El Tiemblo). From Ávila city, around 50 minutes.

🅿️ Free parking directly in front of the plot, outside. There is no garage or electric car charging point.

🛒 The village's amenities are just a few minutes away by car: if you arrive late, it's best to do your shopping along the way.

🚌 Public transport in the area is limited, so to get to Castañar, the reservoirs or the wineries, it's practical to travel by car.

HOUSE RULES

• Up to 6 travelers can stay overnight

• Pets allowed: Maximum 3

• No smoking: Includes vaping and electronic cigarettes

• Quiet hours: 10:00 PM - 8:00 AM

• Parties and events are not allowed

• Taking photographs for commercial purposes is permitted: This includes filming advertisements.

To ensure a pleasant stay for everyone and to keep the accommodation in perfect condition, we ask that you take the following rules into account:

🕒 Schedules

Check-in: from 3:00 PM

Check-out: until 11:00

/> If a late check-out has not been arranged in advance, a surcharge of €20 will be applied for each additional hour. This measure helps maintain cleanliness and organization standards for subsequent guests.

🚫 Parties and events are not allowed, nor is access permitted to people not registered in the reservation.

🔥 No fires of any kind (bonfires, candles, etc.) are allowed, both inside and outside the house. We are in a protected natural area.

🚭 Smoking is not permitted inside the accommodation. Cigarette butts left outside are subject to a cleaning penalty of up to €300.

🗑️ It is mandatory to take out all the trash before check-out. The containers are right outside the property, next to the guardhouse.

🛋️ Please leave the furniture and objects in the same place you found them upon arrival.

🐾 Pets are welcome, but they are not allowed on beds or sofas. Pets are also not allowed in the pool.

🍖 After using the oven or barbecue, it is mandatory to leave them clean before leaving. Otherwise, an additional charge of €100 will apply.

🕐 Check-out is at 11:00. If you need a later check-out, please contact us in advance: it costs €20/hour, subject to availability.

🚽 Please do not flush toilet paper down the toilet. It can cause blockages, and if this results in a drain failure, guests may be held liable for any damage caused.
