Wake up to treetop light and a lake view at Moara, a design-led lake house in the Poconos. Sweat it out in the sauna, race friends on an F1-style simulator, pull a real espresso at the coffee bar, take the kayak or the pedal boat out on the lake and end the night around a smokeless fire pit. Four bedrooms plus a loft, three full baths, room for ten, inside the private gated community of Penn Estates. New: a private Hot Spring hot tub, heated and ready when you arrive.

THE HOUSE
Moara is a four-bedroom, three-bath lake house made for groups who want real downtime and a little friendly competition. Vaulted ceilings, a linear fireplace against a microcement wall and a wall of windows onto the trees set the tone the moment you walk in.

SLEEPING (all upstairs)
• King suite with a private balcony into the trees and an ensuite walk-in shower
• King bedroom, with a travel crib for little ones
• Queen bedroom with morning light through the trees
• Queen and bunk bed room that sleeps four, the family favourite
• Loft with a work desk, a sofa bed for two and a foosball table
The upstairs bathroom has a jetted tub and shower.

THE MAIN FLOOR
• Open living room with a big leather sectional and the fireplace
• Full kitchen with a full-size range, dishwasher and plenty of counter space, and a dining table right by the deck
• Coffee bar: Philips Baristina espresso machine, Fellow kettle and a drip coffee maker
• Sunroom with a record player and a vinyl collection, opening onto the deck
• Sauna, with a full bathroom and walk-in shower right next to it
• Game room in the old garage: F1-style racing simulator with a curved screen, arcade cabinet, poker table and a lounge sofa
• Washer and dryer

OUTSIDE
• Deck with dining for six, lounge seating and a Weber gas grill
• Solo Stove smokeless fire pit for the evenings
• The property runs down to the community lake, with views through the trees
• A kayak and a pedal boat, with paddles and life jackets, for the lake (community boating rules apply)
• Private Hot Spring hot tub, heated and ready when you arrive
• Driveway parking for up to six cars

BEFORE YOU BOOK
This home is inside Penn Estates, a private gated community. The community office registers every guest before arrival, and the gate will not let in anyone who is not on the list. After you book we will ask you here in the message thread for the first and last name of everyone staying, whether anyone is under 21, your mailing address and a mobile number, and the make, model, year, color, state and plate number of any car you are bringing. We need it at least five days before check-in. It takes two minutes and it goes only to the community office.

THINGS TO KNOW
• The bedrooms and the loft are upstairs. A few steps lead up to the front door; once inside, the main floor is on one level.
• The lakefront is unfenced and there is no lifeguard, so children need watching outdoors. The lake follows community boating rules: life jackets for everyone on board and children under 16 with an adult.
• The community pool, beach and courts run on limited association passes we cannot guarantee.
• Small dogs only: up to two, each under 25 lbs, with a $150 pet fee. Pets are never allowed in bedrooms or on beds. Tell us before you book so we can handle the community's pet paperwork.
• Quiet hours run from 11 at night until 7 in the morning. No parties or events, and no smoking.
• Firewood is not included; bundles are sold a few minutes away.

We are Gabriel and Julia, the founders of Moara Retreats. We design, furnish and look after every property ourselves, so when you message you reach one of us and not a call center. We answer quickly, we know these mountains, and we are glad to tell you where to eat. English, Spanish, French and Portuguese spoken.
