Lake It Easy - NNY Waterfront Home on Lake Ontario

Your home away from home in Dexter with 4 bedrooms. This adorable house features 1 king bed and 1 queen bed, perfect for a restful night’s sleep. Guests enjoy the comfort of four bathrooms, making mornings easy and convenient. The space stays cozy year-round with heating and AC, while a hair dryer adds a touch of convenience. Whether you’re relaxing indoors or exploring nearby, this peaceful retreat offers a welcoming vibe. We’ll be available to answer any questions while you stay at our place.

Primary Bedroom
The primary bedroom features a King bed, flat-screen Smart TV, A/C, and bedside tables with convenient charging access for your devices.

Bedroom 2
The second bedroom features a Queen bed, flat-screen Smart TV, A/C, and bedside charging access.

Bedroom 3
The third bedroom features a Twin-over-Full bunk bed, flat-screen Smart TV, and A/C.
All bedrooms have newer beds and were designed to provide comfortable, updated sleeping spaces while maintaining the home's lake-house character.

Kitchen:
Our newly renovated kitchen features quartz countertops, new cabinetry, and updated finishes. Linens and towels are provided so you can settle in without having to bring the basics from home.

Main Living Area:
The main living space is designed for relaxing after a day on the lake. It includes a Smart TV and a newer mini-split system providing both heating and cooling.
Guests are welcome to sign into their own streaming services during their stay. Please remember to log out of your accounts before checkout.

Lower-Level Flex Space / Game Room / Office:
Our lower level provides additional space to spread out and can function as a game room, hangout space, or office during your stay.

Backyard & Lakefront:
The property includes a fully fenced backyard and approximately 88 feet of Lake Ontario frontage.
Guests can enjoy swimming, kayaking, paddleboarding, fishing, and other lake activities. Water shoes are strongly recommended when entering the lake, as rocks and surfaces near the water can become slippery. Extra water shoes are available in the shed near the gazebo.
Our Paddle North floats are also available for guests to enjoy. These are high-quality, durable floats, but they are also quite expensive. Please treat them with care and return them to their designated location after use and before checkout so they are ready for the next guests.

Dock & Boat Launch:
Have your own boat or personal watercraft? Our property includes a private boat launch and seasonal dock, typically available from late May through October.
Please remember that any boat, Jet Ski/PWC, kayak, paddleboard, trailer, or other watercraft you bring to the property remains your personal property and your responsibility.

Garage:
Guests are welcome to use the right-hand side of the garage to store personal belongings during their stay.
You’ll also find outdoor items including:
Balls and games
Chairs
Cornhole
Other recreational items
The left-hand side of the garage contains our personal PWC and other owner belongings. Please leave these items and this area undisturbed.

Grill:
A propane grill is available for guest use. We do our best to make sure there is propane available, but we cannot guarantee how much will remain from previous guests. If the tank runs out during your stay, it can be refilled or exchanged at a nearby propane retailer.

Seasonal Property Maintenance:
Our landscaper visits the property seasonally to maintain the yard, typically on Wednesdays. During the winter, our service provider also handles snow plowing.

Winter & Ice Fishing:
Lake Ontario and the Chaumont area are popular for winter recreation and ice fishing. If you plan to venture onto the ice, please check current local ice conditions before doing so.
Chaumont Masters on FB is a helpful local resource that regularly shares information about lake and ice conditions for fishing enthusiasts.

Quiet Hours & Our Neighbors:
Quiet hours are from 10:00 PM to 7:00 AM.
Our home is located in a quiet, close-knit lakeside community with many year-round residents. Please keep outdoor music, conversations, and other noise at respectful levels, particularly during the early morning and evening.
Major parties and large events are not permitted.

Lake & Water Safety:
Guests use the home, shoreline, dock, boat launch, lake, and other outdoor areas at their own risk.
Lake surfaces, rocks, docks, and shoreline areas may be wet or slippery. Please wear water shoes when entering or exiting the lake. Extra pairs may be available in the shed near the gazebo.
Guests are responsible for supervising children and others in their party around the lake and waterfront.

Boats & Personal Watercraft:
Guests may NOT operate or use the owners' motorized boats, PWC, or other motorized watercraft without express written permission from the owners.
You are welcome to bring your own boat, Jet Ski/PWC, kayak, paddleboard, or other watercraft and use the property's boat launch and seasonal dock.
Any personal watercraft, vehicles, boats, trailers, recreational equipment, or other belongings brought onto the property remain the responsibility of the guest.
Guests are responsible for following all applicable New York State boating and watercraft laws, including any boating-safety certification requirements.

Paddle North Floats:
Our Paddle North floats are available for guest use. Please treat them with care and return them to their designated storage location after use and before checkout.
Please do not leave the floats unsecured at the shoreline or in the lake when they are not being used.

Smoking, Vaping & E-Cigarettes:
No smoking, vaping, or e-cigarette use is permitted inside the home.
If smoking outdoors, please properly dispose of all cigarette butts and other debris. Nothing should be left in the yard, driveway, shoreline, or other outdoor areas.

Plumbing & Septic:
Our home uses a septic system, so please be mindful of what is flushed.
Only human waste and toilet paper may be flushed.

Bathroom trash cans are provided for everything else.
**Security Camera Disclosure**:
For the security of the property, one exterior audio/video surveillance device monitors the driveway/lake-facing exterior area when the property is unoccupied.
There are no surveillance devices inside the home.

Streaming Services:
Guests are welcome to sign into their personal streaming accounts on our Smart TVs.
Please log out of all personal streaming accounts before checkout.

Property & Personal Belongings:
Guests are responsible for their own vehicles, boats, trailers, watercraft, recreational equipment, and other personal belongings brought onto the property.
The owners are not responsible for loss or damage to personal property resulting from guest activities, accidents, weather, lake conditions, or the actions of other members of the guest's party, to the extent permitted by applicable law.
