This private 2‑bedroom basement guest suite is in a peaceful neighborhood near Central Park in Denver. The property is just 5 minutes from the Anschutz Medical Campus and Children’s Hospital, and 25 minutes from DIA, with grocery stores, restaurants, parks, transit, and walking/biking trails all located nearby. Easy access to I‑70 makes reaching downtown Denver and the mountains simple and convenient.

**Property Overview**
This private basement guest suite has a separate entrance through the garage and features a welcoming living area, a kitchenette, and two bedrooms. The bedrooms have large egress windows that provide natural light and can be opened for fresh air. Please note that the space is accessible by stairs. We do live above.

**Living Room**
Guests have access to a Smart TV with Netflix and Prime Video available (personal login required for additional apps). The heat and cold are adjusted in the main house. Let us know, and we can adjust. You can also adjust the space heaters and open the windows.

** Kitchenette**
Amenities include:

**Bedrooms**
Primary Bedroom (Queen Bed)
This bedroom includes a comfortable memory‑foam queen mattress, bedside tables with built‑in charging ports, an open closet, a full‑length mirror, and a luggage rack.

Second Bedroom (Two Twin Beds)
The second bedroom features two plush twin beds, a dresser, reading lamps with built‑in charging ports, and a luggage rack. Both rooms can remain very dark, making them ideal for guests who work night shifts or prefer a sleep‑friendly environment.

**Laundry Access**
Laundry is available for guests staying 7 nights or longer.

**Guest Access**
Guests enter through a private garage entrance using a secure keypad for self‑check‑in. Patio furniture is available in the garage for guests who wish to sit and enjoy fresh air with the garage door open. From time to time, we may pass through the garage to move bicycles.

**Important Notes**

We live upstairs with our teenage son, and normal household sounds may travel between floors. You may hear footsteps, dogs pitter-pattering. In case it feels uncomfortable to sleep, we provide earplugs and a sound machine. I love the storm button on the sound machine. It puts me right to sleep. Our two friendly dogs may bark when guests arrive, but they are not mean; they are dogs and bark when they see new people through the window. or when deliveries are made, but they are otherwise quiet and gentle. You may see them come out for a walk. They are nice. We rarely see our guests. For some reason always have different schedules.
