QUIET HOURS
This home is located in a peaceful residential mountain community. Please be considerate of neighbors at all times. Parties and events are not permitted without prior authorization.

SMOKING
Smoking and vaping of any kind, including cigarettes, cigars, and marijuana, are strictly prohibited anywhere on the property. Evidence of smoking will result in a minimum $1,000 remediation fee.

PETS
Pets are welcome with prior authorization and an applicable pet fee. Please ensure all approved pets are included in your reservation and clean up after them during your stay!

PARKING
Whispering Brook Trail is a private road with a posted speed limit of 10 mph. Please drive slowly and use caution, as children, dogs, and wildlife may be present.

There is parking available for up to eight vehicles in the large driveway and garage. The property can also accommodate approximately six vehicles and one to two RVs, depending on vehicle sizes.

Please note that the driveway entrance is shared with two neighboring homes and must remain clear at all times.

AIR CONDITIONING
As is common in Colorado`s mountain communities, this home does not have air conditioning. Evergreen`s cooler mountain climate and comfortable evening temperatures typically allow the home to cool naturally by opening the windows. Ceiling fans and additional fans are available for added comfort.

WINTER ACCESS
The property is accessed by a flat gravel driveway. Snow and icy conditions may affect winter access. We recommend preparing for changing mountain weather and using an appropriately equipped vehicle.

OCCUPANCY
Reservations may be subject to additional guest fees. Please ensure your reservation accurately reflects the total number of guests and does not exceed the approved overnight occupancy limit.

EARLY CHECK-IN
Early check-in may be requested on the day of arrival through your digital guest guide. Requests are subject to availability and the cleaning team`s schedule. If approved, a $50 early check-in fee applies.

LATE CHECK-OUT
Late check-outs are not permitted. Our cleaning teams operate on carefully scheduled timelines, and guests must vacate the property by the designated check-out time. Unauthorized late check-out will result in a $125 fee.

STARTER SUPPLIES
We provide a complimentary starter supply of essentials, including toilet paper, paper towels, shampoo, conditioner, and body wash. For extended stays, guests are responsible for replenishing supplies as needed.

BELONGINGS
Please ensure you don`t leave anything behind at checkout! There is a fee of $30 plus shipping to have items sent to you after departure.

OWNER STORAGE
Any designated or locked owner storage areas are not accessible to guests during their stay. Please respect these spaces.

PROPANE & FIRE PIT
We do not keep propane or firewood stocked for liability reasons. We recommend checking the fuel supply before using amenities requiring propane. If a propane refill is needed, please contact our team, and we`d be happy to reimburse you!
